Bahria Town might be busy solidifying its iconic presence in Karachi and picking up the pace to meet the investors’ expectations from its ongoing developments in the city, but it sure hasn’t ignored its projects in other cities. One recent show of its commitment to continue giving people a perfect lifestyle destination can be seen in the form of Bahria Heights VII, Bahria Town Rawalpindi.
A mixed-use development located in Bahria Town Rawalpindi’s Phase VII, Bahria Heights VII is one of the active sites in the city at the moment. The ground-breaking of the project was performed on January 31, 2015 and in less than a month’s time, the project is open for booking. With such an impressive pace of work, you can rest assured the project will be completed in another 23 months.

The booking of shops and apartments in Bahria Heights VII started on Sunday, February 22, 2015. This unique Bahria project is owned by Shahzad Builders, who is also doing the marketing. Shahzad Builders has a strong reputation in the property market of Islamabad and its services are highly appreciated by its clients.
If you wish to learn more details about the project such as rates of shops and flats, and/or contact details of Shahzad Builders in order to book your apartment or shop in Bahria Heights VII, please click here. I suggest you hurry up since the phone lines of Shahzad Builders are ringing off the hook and chances are that the project will be sold out fairly quickly.
Is it not very expensive?
Apartment @8500/per sq foot.
We could have called it reasonable if @ 6500/sqft
DK, rates have increased twice since the launch of the project and based on the little bit of experience i have gained, these rates aren’t coming down.
Hello Everyone, the way I see the much awaited newly launched by Bahria thru Shahzad Builders is a project which looks good in pictures but on the ground reality it’s an expansive project, WHY?? The cost of 1.5 crore doesn’t worth to be invested in commercial type of residential projects. The shops and restaurants makes this project a total failure due to noisy/crowdie project in terms of heavy investment.
My sincere advise to the one who intend to invest in this project, should consider that this is going to be a very noisy/crowdie project and does not worth to invest around 1.50 crore. With this amount one can have a private Bungalow and live a lavish life in Bahria and elsewhere.
What is total covered area and beds, rooms
Dear Hameed shb,

I agree with Younas Shaikh that it is an expensive project. One can easily have a nice 10 marla house with land ownership. Then like any other developer, what is the security to the buyer that it will really be delivered on time. Bahria Town itself made people to wait for a decade and half to deliver its own phases. I am sure investors remember what happened to Phase 8 and the worst with Phase 9. What if the developer does not fulfill its obligations? Is there a penalty for delay on developer? Who regulates gathering millions of rupees from public, there is no governmental agency who takes care to protect public interest in this game of billions or trillions. Quality assurance? again nothing on that. Just invest and expose yourself to the mercy of great Shahzad Developers.
Dears,
Can someone update me with B-17 status. what are the future prospects of B-17. in Future F-17 will increase more prices or B-17. which sector has worth in future coming years.
best Regards,
I agree with Mr. Yunas Sheikh. No wise person will invest in Phase-7 at this rate. It is a fact that you can purchase a Flat in less than 1 Koror at various locations of Islamabad like F-10 and F-11. No need to wait for years for completion of construction.
This project of Bahria Town would be complete failure (like many others).
I ‘ve a plot in bahria safari valley and need guidance to build or sell and can buy any other as i saw above discussion.
Regards,
Farooq
