The Defence Housing Authority (DHA) has already entered Peshawar with a high-end residential project that is ready to set new benchmarks in the city’s property market. Although the property sector is not so lucrative currently, this deluxe housing community might change that, thanks to the DHA. Needless to say, the addition of DHA Peshawar to the city’s landscape will certainly change the way people look at Peshawar’s property market.
That said, I would like to discuss something important today. A Facebook page titled ‘DHA Peshawar’ is sporting the project’s logo and is spreading rumours about balloting. The last status update on the page makes the following false claim:
“The DHA has received a huge number of applications which is why the balloting process is taking some time. The applications are being checked carefully and the process of data accumulation is almost complete. Balloting will be held within 2 to 3 weeks.”
Not only that, the page also thanked people in the same update for showing overwhelming response for the project.
All this led me to turn to DHA. Upon conversing with a DHA official, I learned that this is a fake page of DHA Peshawar. The official, however, did say that balloting will be held within a month and a half.
The page is being managed in such a professional manner that you can hardly doubt its legitimacy status. I even compared the telephone numbers mentioned on the page with those given on the official website of DHA Peshawar – they are not the same at all.
So please beware of such false claims and do not rely on everything you read on social media platforms, unless the information comes from the official sources.
Current status of DHA Peshawar
Currently, 1-kanal plot files are being traded in the market at the rate of PKR 5,200,000, according to an authorised agent of the project. Initially, these files were traded at PKR 6,000,000, but now that people are awaiting balloting, file rates have dropped, which we saw coming. There are no 10-marla files in the market, which is why I am unable to state the market rate for this category.
DHA had launched the project at the following property rates:

The best part of the society is that DHA has already acquired land for the project. However, I have learned that no development work is being carried out on the site at the moment.
DHA Peshawar is undoubtedly a considerable project for investment, and the investment prospects will be clearer upon balloting. Those who have applied for booking in the locality, I wish them the very best of luck.

I love Peshawar and its friendly culture. It’s specialty “Chappal Kababs and Qahwa” are mouth watering. For my fellow reader’s information, the quality of it’s potable water is also the best in Pakistan.
Balloting is still to be done, which plots are being traded in market.

Bhai is there any buyer to whom i can sale my submitted application, Just like Bahria Town and other do after the submittion of application people invest in application’s before any allotment.
And please confirm when will be balloting held.

I would take that with a pinch of salt too; balloting should’ve been held by now as per their initial announcement. Furthermore, given how DHA has defrauded people of their hard-earned money in DHA Valley , only an absolute fool would take their word seriously. In short, balloting will be held the day we see it is held. If ever at all.
I heard that files are being traded in the market for full price. Is that true? Usually payments are made on installment basis instead of everything upfront. Is DHA Peshawar have some new procedure for the payment. Please advise. Thanks

I need to clarify some points here. As per my information DHA acquired the land and to some original owners of the land they gave 1 Kanal Plot Files (Confirmed Plot) instead of cash money. So those files are basically with confirmed plots and are traded in the market and referred in the above blog. Furthermore, I have heard that if the original owners keep those files with themselves then they don’t need to pay the development charges of the project but if incase they sale to someone else then plot confirmation would remain there as it is but development charges would become applicable in that case.
I have read many blogs confirming that DHA has already acquired the land but development is yet to be started so it means that DHA itself is slow on this project and as far as delay in balloting is concerned it is also showing slow pace of DHA since acquiring and compilation of data and then doing its balloting is just a matter of a day or two.
Lets see how the project shows its progress and hope for the best for those who are planning to invest in it.
