Bahria Town Karachi is truly a city within a city. The large-scale residential project, spanning almost 6,200 acres, is all set to mesmerise Karachi with state-of-the-art infrastructure and its prospective residents with luxurious living in a tranquil environment.
The big news is that Bahria Town Karachi is set to ballot residential plots, homes and apartments on June 30, 2015. After balloting, the allottees will be given plot numbers, house numbers and apartment numbers. But there is a catch here – only members who have cleared their remaining instalments by June 20, 2015 will be part of the balloting process.
This clearly means that Bahria Town Karachi is at the late stages of development and is highly keen on delivering the project in time. I have personally witnessed the pace of development work in the locality and I was really impressed to see that there was not even a single site where development work was not being carried out.

Please give your analysis as to the price of the bahria town karachi post balloting. After balloting prices should rise or not based upon past trends in Bahria town Karachi, Lahore, and Pindi post balloting pricing trends.
Bahria Town has launched multiple projects over a period of one year. these projects are normally dubbed as old bookings and new bookings .old bookings are launched initially at very reasonable prices and sold bulk to public. New booking as well later on through dealers at high prices with the commitment to handover possession within a year or two.
Since bahria town has bombarded the market by launching various projects one after another in the short span of time. one should know which property options can be considered as the best ones to invest amongst the host of options available in the market today As many investors especially 5marla plot from old and new booking and also golf city project which caused heavy losses to investors.
New projects ali block, bahria heights, golf city launched at a very high prices we do not know if this prices are justified in the newly launched housing scheme not many people can afford 1 kanal golf at such high prices is an unfamiliar concept for majority of Pakistanis therefore Gernal demand remained low for this option.
ali block has not much attraction since booking was 30 lac with the two years instalments plan but old booking of same 5 Marla launched at 17.25lac. Ali block advantage would be only possession which may not attract much for a newly launched housing scheme as people may not rush to bahria town to build their houses within 2 years.
Bahria heights 2bed apartment AS Price 50 lac don’t see any special attraction in this apartment gone up to 20 lac profit.
Midway commercial has been launched and its balloting has been done. Comm are quite high which normally depends on the location of plots on ground.these comm may not render good return in Short term.new jinnah commercial coming soon and they are 3 to 4 miles. Midway will left behind after launching Jinnah comm.
old comm is one of the best investment option available in the market. comm are always expensive and have higher return normally it is up to 1:5 then compared with that of residential plots.
old apartments still have some attraction in them. Old booking 5 and 8 much better investments.
Quaid villas have some attraction in them. Next to overseas precinct 1 . High demand and short in market.

Where should the prices hit once fully developed % approx appreciation from current or ones purchase price of initial purchase from behria town. Do you recommend anyone looking to invest in Pakistan to build a position now by investing in BTK?

Thanks for sharing this update . However you didn’t highlighted that what will happened to those who did not paid full installments till 20th June , Either new balloting will be done or they will cancel the files.
