Located opposite Bahria Orchard Phase I on Raiwind Road, Bahria Orchard Phase IV is a recently launched project by Bahria Town Lahore. The location of the project is impressive because it is situated near Adda Plot – an area where an interchange of the Lahore Ring Road (LRR) will be built.
The good news is that Bahria Town is going to ballot plots in Bahria Orchard Phase IV on May 15. Dealers with open forms for plots have been instructed to submit these forms by May 15.
When it was launched in January, Bahria Town rolled out the following payment plan for different plot categories:

Currently, 10-marla plots are being traded at a loss of PKR 100,000. On the other hand, you can become the owner of a 1-kanal plot by paying a profit of PKR 800,000 on the booking amount.
Almost five hundred 1-kanal plots were launched in the locality, while the number of 10-marla plots was more than 2,000. The limited number of 1-kanal plots is one of reasons they are being traded at a profit.
On the business side, different dealers are quoting different profit figures for commercial plots and I don’t see the point in giving you all figures you can’t rely on so I’ll be skipping that entirely.
Please note that if you buy a plot now, you will have to make the first down payment before May 15.
Tip: If you want to buy a plot in Bahria Orchard Phase IV, do contact different property agents and scrutinise every aspect of what you’re about invest in, especially profit figures, so that you don’t end up making the wrong decision.
Development work
According to a source, Bahria Town has already started development in the area. Sewerage infrastructure is complete and now ground levelling for the development of roads is being done. On the other hand, the main gate of the society is also being constructed.
Bahria Orchard Phase IV will outshine other projects by Bahria Town in Lahore in terms of what it has to offer. The project will have a 130-kanal night safari park. It will also house a 48-kanal Saudi-German Hospital and will feature a sports complex. Even two Jamia Masaajid are to be built in the locality. Another impressive feature of the project is that it will be linked to Bahria Orchard’s Phase I through an overpass.
After balloting, prices of plots in Bahria Orchard Phase IV will most likely rise. Even the development of LRR’s interchange at Adda Plot will play a role in price escalations that are experienced by the locality.
On the other hand, Bahria Town Sector F file owners are still waiting for a resolution of their issues. Recently, the developer made an offer to these file owners, but the matter is yet to be resolved. You can read about it here. Furthermore, the future of Golf View Residencia is vague.
Bahria Town knows the drill when it comes to executing high-end residential projects, but at the same time, it also needs to find solutions to the problems people are facing due to some of its projects.

Nice article with lot of information. But Ballotibg date information could not be true. Bcoz it is Bahria my friend n just a tactic to create hype in market n to attract innocent investers. But this time i m happy to see poor response of people 4 this project. People know now of Bahria Gambling tatics n avoident. It is making tuff 4 dealers to sell these files. I think balloting willl done after 3rd or 4th installment all innocent invester will be thrown to near Raisy line.
same done in case of BTK-Sports city KHI n when balloting happen all innocent invester thrown Prcnt.44 n 45. Which were more foreoff from socalled centralised sports complex.
As per my analysis 01 kanal form are sold but between dealers only. But 10 marla forms response is too poor n sold in some hundreds only else dealers are giving rebate 1.50 lakh. But still no response of investers. And it is good signe people have awarenesd now anout Bahria.
Bahria Managmnt should read this wall that it was older time then there was no competition n BTK lahore be success full But now people know U n will never trust n invest with u after bitter experiance of sectorF. Bahria Green n civic.

Very well said. 1 Kanal files dealers are holding amongst themselves to give artificial boost. They will release these only after ballot and demand maximum own from unsuspecting public.
You are absolutely right that public has thoroughly rejected this game of Bahria with the dealers. This is why 10 marla on negative own and ply dealers already have reserved location plots before the ballot!!
Stop being a B team for Bahria Town
Kiran I think you are being a bit too harsh. Writer already mentioned that check with more than 1 dealer and scrutinize before buying. Also he has raised the issue of Sector F and GVR.
However, ballot date and this overpass claim has to be seen to be believed. My suggestion for buyers: Do not buy before ballot, see some progress in development first. Bahria has lost its credibility and needs to deliver.
The problem especially with overseas buyers like myself are we jump into the lake and buy into the hype before doing research.

Zahid bhai, Phase 4 of Orchard isn’t approved by the LDA and like one of the borther above has pointed out only 1 Kanal files are being traded actively because they are in limited number. 10 Marla files are currently being sold in minus rate.
Taimoor 1 Kanal are not being traded at at all as all the dealers are holding them to demand 15-20 lakh own later.
This article is published after I bought 10 marla plot in 1261000. it looks like that I am already in loss when paid more than what is current situation and do no know that how much down further it will go.

No as ussual DRAMA started. No Baloting happen. Next GOOLI is for 24 May.17. But i am not assure again on this date.
Im not expert but know this ka Bahria is not trusted now in Lahore. They are playing game. Big Game they launch this project n not good response. Parallel to it they give threat to SectorF afectees to shift Karachi.
And other end they give option to merge in Orchard Ph4.
This is inside story of SectorF affectees meeting with Bahria in last week. So that affectees have no option.
Bahria will preffer them on good locations n new file holders will be put at backend near Railway line.
I hope u understandthe whole story. I will not advise Yes or no to invest. Decision is yours.
But make research on SectorF. Bahria Greens. Civic and GVR issues.

Actually Bahria is playing big, big Game. orchard phase4 response was not good. because investors not bleave on bahria more. So they are trying to Fix SectorF affectees.
One side they are giving threat to shift to BTK Karachi. other side they are giving option for merger in orchard Phase4. So sectorF affectees have no option.
Hope you understand the Game. They are offering good locations for Affectees. And all new file holders ( Bakraas) will be thrown to back side Near Railway line.
This is reason Why Bahria was in too hurry to launch the Map.

Bahria always plays dirty games and give benefit only to its dealers mafia. Poor response is a good sign and people should continue with this till the time Bahria comes up with fair balloting!
