Taking a cue from many other housing societies, Bahria Town increased transfer fees for properties. Although Bahria Town is a prominent developer with numerous dedicated projects to its name, this move might deter potential investors in the short term.
According to several real estate agents, Bahria Town does not have a particular schedule or percentage that it adheres to while increasing of transfer fees. Any and all changes are made at the sole discretion of the society’s management.
Agents seem slightly put off by this move as high transfer rates decrease investor activity. While this does not dissuade genuine buyers or those that wish to keep their property for the long term, those who invest for a quick turnaround are often discouraged as rising transfer fees reduce the potential for immediate profit.
However, this is quite a common step that many prominent housing societies take. Investors, unfortunately, have to deal with it. They grow accustomed to the new fee after a while just like they get used to the increase in prices in any other commodity. Ultimately, those who want to invest have to pay the fees. And they do. Therefore, this probably will not affect Bahria Town majorly in the long run.

For plots and houses of any other size, the transfer fee will be calculated according to the per marla cost of the property. Transfer fees after the death of the owner are 50% of the total fees mentioned above.

A disgusting, an undue, ruthless and untimely move by Bahria Town. The fall of Bahria Town starts from this point. Loads of pressures are already accumulating on the heads of BT management. I opine that this would not relieve the pressure of any kind on them, rather a surge is expected.

I have a quick question.
Why do they increase transfer fee on the Sector F and Golf View Residencia (GVR) some sections of Sector F and GVR have no possession. The value of these plots (which are only on map at the moment) is decreasing day-by-day because of Lahore Ring Road issue then why increase charges ?
Anam, Is it possible for you to find our the status and expected delivery date of delivering of Sector F and GVR and people feel betrayed by Bahria’s notorious acts like not granting possession time.

Bahria Town has increased transfer fees without any discrimination between blocks. As far as Sector F and Golf View Residencia are concerned, their value will most probably increase in the time to come, InshaALLAH.
The issue of Lahore Ring Road cutting through Bahria Town is still there, but I personally believe that the project will not affect the society. However, this is my personal guestimate on the basis of rumours flying about in the market.

For sure this increase in transfer fees will affect the investors especially the short term investors, but still they have an option of having an open file kind of thing till they find an another investor. But seriously, why Bahria town is getting mean day by day, they are earning lot more money in all of their project, then why to hike up the transfer fees, another burden indeed. Can any body please tell me that if I want to transfer my plot to my brother’s name, would I be paying the same amount of transfer fees or if there is any discount?

Answer to you query: I just conversed with a Bahria Town official. According to him, you will have to pay general transfer fee even if you are transferring your property to your brother.

1. Its indeed highly ridiculus to announce increase in fransfer fee by Bahria Town Management. Investors are already feeling the pressure due unexpected recession and prevailing highly low prices. Property experts are not expecting any quick change in near future.

Thank you Sufian bhai for you feedback. But do you know property prices are increasing in the Bahria Town with the passage of time? One reason is, the DC rate of the area has been increased.
I think the issues of the locality will be resolved sooner rather than later. Bahria Town has to deal with the Lahore Ring Road issue on a priority basis. People are really confused about it.
