Many of Bahria Town’s stakeholders were confused about the route of Lahore Ring Road (LRR)’s southern loop when it was announced a few weeks ago. I think the wait is over now, as the authorities concerned have marked Bahria Town for the development of the LRR, which will actually run through the locality and will likely acquire the properties that fall within its route.
Mr Sheikh Salman Khalid of Brothers Real Estate & Builders told Zameen.com that Bahria Town’s Iqbal Block, Rafi Block and Tulip Extension would most likely be affected by the development of LRR and that the authorities concerned had marked the houses and plazas that would be razed to make way for the highway.

He also said the Bahria Town authorities were in the process of negotiating with the government to minimise the area affected by LRR. He told Zameen.com that Bahria Town would compensate those affected by the construction of the road.
The questions arising here are: what will be the compensation rate? Will it be according to market value? How many investors and homeowners will be affected? Where will they be given alternate properties, if any? There are no particular answers at the moment and guessing is pointless, but our hope is that Bahria Town’s management will let stakeholders know what is going to happen sooner rather than later.
The map below highlights LRR’s route:
I believe if Bahria Town is already in talks with the government, it probably means that the developer is taking the matter seriously and is actually thinking about the property owners who will be affected. The developer may have planned the society keeping LRR in mind, but as it stands, this seems like a sticky situation to be in.
I would suggest investors and homeowners in Iqbal Block, Rafi Block and Tulip Extension keep a close eye on developments and wait until Bahria Town comes forward with a compensation plan. You must be worried about your properties, which is completely rational, but it is highly unlikely that Bahria Town will leave you hanging so my suggestion would be not to worry until there are more facts available.
At the same time, I would like to congratulate the investors and homeowners in other blocks of Bahria Town, who will finally enjoy the juice of LRR’s southern loop.

As I studied the map, the southern side might be affected, but this is my personal view only, which may prove wrong as I have not visited the area myself. I suggest you visit your plot and look for any marking around your property.

I have talked to different sources about it. In fact, our team member also visited Bahria Town yesterday and brought the pictures I have posted above.

At this point, my guesstimate is that the Southern side of Golf View Residencia will be affected. But please note that I am not certain about it. I am stating so on the basis of my personal analysis.
Secondly, I think Bahria Town will compensate the affectees with alternate properties. Let’s see what happens.

I’ve my plot in Tulip Ext, I’d stop construction after I saw the LRR marking, visited Iqbal, Rafi & Jenefer blocks and talked to members(affected from LRR) most of members were uncertain with hope Bahria will compensate enough. I compiled an application(asking Bahria about LRR status and compensation) and get signed of 14 members but Bahria Authorities refused to submit application with argument “We don’t have any notice from Gov on LRR yet, plus we are in discussion with Gov to change ring road plan…so please stay relax and in case if LRR passed through we’ll compensate”
Looking at current LRR map it is unbelievable(for me at least) to imagine, it will pass very close to Grand Mosque, separate F block completely, a lot of residences, will be killing for Bahria’s beauty and safety – I guess MR will definitely do something to change LRR current map
I can count at least 3 members who stopped construction due to this issue(in last few weeks) started again so I am also planning to start construction again with the hope, MR will be good to Bahria Members.

Yes, the blocks which will not be affected by the LRR are likely to get the juice of the project. We can quote the example of DHA here. The Phases VIII and IX of the DHA has witnessed impressive price hike after the development of the LRR. So, the investors should expect to see the prices rising in Bahria Town as well.

it should be one’s own thinking because real Estate Agents have different suggestion but as we know if LRR Extend to sundar Industrial Estate it will have impact on construction cost it will be double then now on the other hand The Lahore Ring Road Authority (LRRA) is considering dropping several auxiliary projects of Lahore Ring Road to reduce the construction cost of Southern Loop. LRR authority had also halted the plan to construct service lanes, some other office of LRR authorities on the way of ring road ,It will also not install an Intelligent Transportation System (ITS). LRRA was also considering removing interchanges from less populated areas. Electronic tolling will also be deferred.To reduce the cost of the project, LRRA was considering removing the 30-metre metro corridor. so how is it possible they will go for extention they will go for reducing cost and complete it as soon as possible because its already too late

They are all just saying…..wait ker lein…..nahi aye ga ring road…..etc etc I know they are just servants and trying to avoid panic among investors. I suggest that all golf view investors unit and lets start protesting peacfully first on twitter by taggin malik riaz, i think each one of you should send him tweet and ask him about golf, LRR and if there is no land why he is not developing golf? he is playing with our money. I don’t know whom to beleive or not. some day land purchased, some say no land. some say wait, some way its doomed. some say bahria is trying to create panic.

The situation is unclear, as Bahria management encourages people to build up their properties ignoring any impacts of LRR on the society. On the other hand, the LRRA has not proposed to change the route.

As far as my knowledge is concerned, Sector E will come in the route of LRR. However, the Bahria Town management is not clearing its stance on the some and is encouraging people to carry on construction.
I would suggest you wait for a while for the situation to get clear. Else, you can go to Bahria Town’s office and discuss the issue with them.

as summary Nargis, and Iris block shall not be effected , some 5 marla cutting of Tulip effected.
Rafi Block is badly effected. pass through Commercial plot 1-24.

There is no further news about the LRR’s development in GVR. According to some strong rumours flying about in the market, the road will not cut through Bahria Town. In its stead, Hudiara Drain will be used.
But please note that, these are rumours, and an official version either from Bahria Town or the PLDC will clarify the matter.

Country club (Tulip block) will be effected by ring road ? i am buying plot facing country club. plot no. 460 (tulip block) should i go with this decision ?
A number of rumours are flying about in the market about Lahore Ring Road (LRR)’s development through Bahria Town, but there are strong rumours as well which suggest that the LRR will not pass through Bahria Town.
I have also heard that Malik Riaz is buying the land required for LRR. But these are merely talks of the town, and cannot be relied upon until Bahria Town or Planning and Development Department come up with some official announcement.
This is the main reason I am avoiding to tell people whether their property will be affected by the LRR or not.

Is there any impact of LRR on Golf view residencia? Can you please confirm plot 1100-1105 will be impacted by LRR or these are safe. Will be grateful if you can also guide about the progress on Golf View Residencia. Has Bahria town acquired land for it or not?

There are chances that Gold View Residencia will be affected by the LRR and I am saying this on the basis of my personal research on the LRR’s route.
However, there are strong rumours that the government does not have budget for the project and Malik Riaz is making some moves to save his very own Bahria Town from the LRR.
Rest ALLAH knows better.

The authorities concerned did mark some areas for the development of Lahore Ring Road, however, its route through Bahria Town is not certain because Malik Riaz would never like the road cut through his project. There are rumours that Malik Sb is buying the land required for LRR. Secondly, the DC rate of the area has also been increased which means that the government will have to pay more to compensate affectees (if any).
I am waiting for some official announcement from the authorities concerned. Rest assured, I will update you as soon as any information becomes available to me.

There are other issues of Sector F as well and I hope your plot is clear. I am hearing a number of rumours about the LRR from different sources and waiting for some official announcement from the authorities concerned. Personally, I don’t think that the LRR will cut through Bahria Town, but please note that this is my personal view and should not be relied upon.

Any updates would only be available after some official announcement from the authorities concerned. Otherwise, there are many rumours flying about in the market about the LRR route.
One rumour is that Bahria Town will not be affected by the LRR. But can you rely on it until you hear something from either Bahria Town or P&D Department?

Recently i visited the overseas B extension area and saw the area marked by LRR autoriety. for the construction of ring road. this area is affecting badly by LRR. can you please specify , which boundary wall you are asking.?
Better to ask someone who is living there to visit the site and recognise the location of your plot against the marked area . either it is safe or not. on other hand house construction is also continue, in same block and near the boundary wall. i met with some house owners and they stated their plots are safe and not under the marked area, so they started construction.

Rafi Block will be affected partly if the LRR passes through the Bahria Town. I suggest you wait for a while before making any decision, as I am expecting a major development in this matter.

What will be the impact of Northern Loop of LRR on Fazaia, Lake City, Bahria Orchard, Chinar Bagh and AWT-2? Kindly share expert opinion what percentage would be added in the Price Value of plots especially for Housing Schemes located on Raiwind Road keeping in mind that Raiwind Road is also being developed with addition of Lahore Metro Train Project and extended Motorway Loop passing over Raiwind Road near Nawab Town/Kacho Kothi ???

Bahria Orchard, Chinar Bagh and AWT II are safe from the LRR.
The completion of development work on Raiwind Road will most likely play its role in increasing prices in the societies located along it. But keep that in mind, it is not about road, it’s about the development and timely delivery of the society.
Infrastructure developments are undoubtedly important, but if the society is not delivering , you will not see any price growth in that particular area.

The proposed route suggests that the LRR will cut through Bahria Town near the Grand Mosque, but there is no certainty about it. Some people say that the road will not cut through Bahria Town at all. I suggest you wait and see until Bahria Town or P&D Department announce something in this regard.

I have visited Bahria town office, and asked he same question about ring road crossing, they confirmed its being personally supervised by Malik Riaz and they are going to approve the pass outside the bahria and they are working on it, and going to be no update untill 3-5 years minimum.
