About one month ago, an unverified document was extensively circulated among concerned groups of real estate agents and investors. The document read that Bahria Town is looking to adjust those affected by delays in Bahria Town Lahore’s Sector F in Bahria Town Karachi (BTK).
With slight amendments, a similar notice is now pinned to a notice board in Bahria Town Lahore’s main office in Bahria Orchard. At the time it was first released, some had claimed that Bahria Town had put out the document as a feeler to see how Sector F file owners would respond if such an offer existed.
Sector F has been a source of constant frustration for file owners since the last few years. Some of these file owners have also been staging protests regularly to pressurise the management. Due to their persistent demonstrations, many file owners were adjusted in other Bahria Town blocks and projects in Lahore, and some were also offered their cash back. However, many file owners are still waiting for a solution. Could this new offer be the end of this issue? Only time will tell.
I got in touch with Bahria Town to confirm that the offer is indeed official and found that the developer has indeed issued the notice. The circular include the following options:
- Sector F file owners can acquire the same sized plot in BTK in exchange for their Sector F file. The notification does not specify in which blocks these plots can be acquired.
- Sector F files owners can merge Sector F files with an active file in any Bahria Town project (except for those in Iqbal Villas, Quaid Homes, Bahria Sports City, Bahria Golf City, and Bahria Homes [old]).
- Get a full refund by submitting an application to the main office.
The options sound good, right? Well there is still a small complication. For starters, Sector F file owners who have been allotted plot numbers cannot avail these offers. And only file owners who have cleared all their dues but have had no plot number allotted to them can avail this offer.
Moreover, no explanation was offered by any Bahria official as to why compensation excludes areas such as Iqbal Villas, Quaid Homes, Bahria Sports City, Bahria Golf City, and Bahria Homes (old). Nonetheless, Bahria Town promises to offer possession in various other BTK blocks by the end of this year. Furthermore, by the end of this month, the developer is also looking to share the final map with those that opt to let go of their Sector F files.
A generous compensation?
Sector F file owners have paid PKR 3,200,000 and PKR 6,200,000 for 10-marla and 1-kanal plot files, respectively. On the other hand, the market value of the plots that Bahria Town is offering in BTK is PKR 6,000,000 and PKR 10,000,000, for 10-marla and 1-kanal plots, respectively. That is a price difference of almost 100%!
There is no information on whether file owners will be asked to pay additional charges to acquire these high value alternate plots. On the other hand, it is also true that had Sector F not faced delays, the market rate of these plots could have been higher than that of plots in BTK.
If you are still confused as to whether you should ask for your money back or opt to substitute your plot in BTK then let me tell you that a similar deal was also offered to those affected by Bahria Greens in Lahore. Bahria Greens file owners who opted for plots in BTK instead of getting their money back from the developer soon realised that it was the right decision because of the return on investment. I would definitely recommend you do the same.

Complete transfer system is also in Karachi. After analysing completely I dont its worth to select this option and would go to pressurize Bahire to give us on ground plot in Lahore.

I on behalf of 150 Sector F Affectees wish to state that none of these options is acceptable to us. We bought plots in sector F to build our homes and not to get adjusted in Karachi. Bahria is offering new deals in bahria town lahore but this is our first right to get adjusted im these land areas. Bahria made fraud with sector F Affectees and these options are another try to enhance their fraudulent activitees.
We all members met with management in a group last week and will continue to meet with peaceful protests in future. We are all united and rejecting these options.
This offer is unacceptable. We need on ground plots in Bahria Town Lahore for which we have paid. Bahria should stop dirty tactics and provide the real solution to the victims.

Moreover, Zameen.com should also give coverage to the strong protest that was held a week ago at Bahria Orchard office for their plots.
Don’t forget that file owners have invested for 3-4 years, and have they invested in DHA or some other locations, their investment might have been multipled by now. So this is not a generous offer at all.
Secondly BT is not offering with exact plot number and most likely once owners agree on this offer, they will be adjusted in locations rate is in minus. 60 lacs rate what you mentioned is of peak rate areas. Regarding money back option, just imagine keeping some one’s hard-earned money for 4 years (during this time prices have doubled and tripped in some areas) and then giving them option of cash back.
Think like a businessman, you said 6 million is its peak time rate, right? Why not opt this opportunity and immediately sell that plot at its peak rate.
This way, your money will be released, Plus you will not only get your money back but twice of your invested money once you sell that plot.

I bought a Sector-F file (Sheikh Saady Block) back in 2013-14 paying substantial amount of “own” due to corner & facing commercial.However as the matter developed with no land acquisition by Bahria, I approached personally 2-3 times to the operations executive in Lahore (Maj Saab) but he did not offer me any alternative. Just asked me to make an application, which I did in December 2015. No action on it so far.
Now as per your article above, I shall not be offered an alternate because I already have a plot number! So what is the option I am left with? Can you guide me please!

This article is misleading about the BTK plot prices. It is not as per explained. BTK has different sectors and each sectors has its own value. based on the peek sector like sector 16 the 240 guz plot size value is 40,00,000 to 50,00,000 maximum.
I purchased file in sector F Lahore after three years gone now bahria town wake up & saying to affectess they don’t have plot in bahria town LAHORE .I purchased plot in Lahore not a Karachi so why they are insisting to affectess will BE adjusted in BTK .In my information the prices of plot in BTK is not 6 million for 10 marla plot .Bahria town will trying to adjust all the affectess in BTK.This is not fair with all affectess.BAHRIA TOWN should take the serious action on this matter .MALIK RIAZ SHB see on this matter personally .I am living in QATAR & purchased the plot in sector F with hardworking for build the house in bahria town now you are shifting in BTK .

i have plot in sheikh sadi block with plot number alloted #223. even though a letter is delivered to my at my pakistan address to give me same option. So it does not matter whehter plot # alloted or not, option is open for all undeveloped plot. So suggest us if we want to opt the given option how can i avail the BT khi from abroad.
We strongly dont accept any such offer from BT Management. We blocked our amount since 5 years and if we would have been invested somewhere else, it would have given huge gains by now. BT didnt commit to their promises and they are now giving other options. Overseas Pakistanis like me, i invested for genuine reason to build my house in BT Lahore.
A group of affectees met with BT mgmt on 22nd Apr and future gatherings are also advised to push BT Mgmt. All affectees are advised to visit Bahria Orchard office in groups and request BT Mgmt to provide us land in current BTL not in BTK.

My friend visited BTK. Yes some percentiles are developed. But to be populated n reach on peak will take long time. 2nd too many options are there n Bahria hv not yet cpmpleted any project there.
