A number of rumours were circulating in the market about the Lahore Ring Road (LRR)’s route cutting through Bahria Town Lahore. Many people were confident that the LRR would not affect the locality and that Malik Riaz, the face behind Bahria Town, would play his trump card to change the proposed route. But, but, but … it looks like things are not going to unfold the way we thought they would.
Today marks a black day for Bahria Town Lahore and its investors, who were hopeful about the future prospects of the locality.
The land acquisition collector of the Lahore Ring Road Authority (LRRA) was in Bahria Town today to discuss the LRR route and the deputy-commissioner rate of land. According to him, the LRR will cut through Bahria Town and the government will compensate affectees at the rate of PKR 10,000,000 per acre,which translates to PKR 62,500 per marla.
According to Property Management Services Chief Executive Officer Fazeel ur Rehman, Land Director Azam Bhatti and other Bahria Town officials were also present. The Bahria Town management ardently requested the collector to change the route, but to no avail.
The management, on the other hand, claims that Bahria Town will compensate affectees, but has not disclosed the rate at which victims will be compensated.
Fazeel ur Rehman told Zameen.com that the proposed route will upset the following blocks/areas in Bahria Town:
- Tulip Extension
- Rafi Block
- Janiper Block
- Commercial Plots (3-13) located on Main Boulevard
- Iqbal Block
- EE Block
- Golf View Residencia
I have also learned that affectees who were present at the site today were visibly distraught and staged a protest. They said they blamed both Bahria Town and the government for not safeguarding their rights.
The collector will come back to Bahria Town on January 22 to discuss the issue further.

What will happen next?
From where I see the market, Bahria Town Lahore’s market will crash as no one will want to invest in the locality under these circumstances. The government will most likely compensate Bahria Town and then Bahria Town will compensate its members.
Even until yesterday, everyone thought Bahria Town would not be plagued by the LRR issue, but now it seems that it will be severely affected.
If this plan is implemented or even if an official announcement is made in this regard, I don’t think Bahria Town will be able to regain its sheen for another year or so.
What should investors do?
What can they do other than registering protests and pressurising both the government and Bahria Town? Those who have planned to invest in Bahria Town are suggested to wait and see until this issue has been settled.
Status of Pakistan Medical Cooperative Housing Society
I think it is relevant to mention that the proposed route of the LRR will affect Blocks A1, B and C of Pakistan Medical Cooperative Housing Society as well. However, Block A2 will remain safe.

Yes indeed a bad news for Bahria town’s effected blocks investors however much gains for rest of the bahira. People who own plots in other sector will definitely see a rise in the prices as they’ll get more closer to city and airport after construction of ring road. It depends on the interchange if bahria gets its interchange near PMCH or even on canal road.
Zain bhai how the rest of bahria ( Sector E reaming blocks, Bahria homes and sector F) will connect with main bahria. I also heard that Sector F is getting access to main raiwind road via sui-gas phase 2. Do you’ve any information available on it.
Shahzad , This is True that Bahria is getting connect from SuiGas Phase 2. Rodas are under construction but no official news from Bahria Yet.
For the LRR you are correct that approach will make a big impact of Bahria Town Lahore.
In other words is it the best time to invest in un affected blocks of BT, Lahore?
Correct but make sure you that you invest in areas which are getting growth from LRR.
@Fazeel bhai, can you guide which blocks are good for investment. I can see huge growth in Sector F on ground plots if it get link to rawaind road Adda plot through Sui-gas phase 2. That is one of the biggest interchange for LRR. What other options are good to invest right now ?

The ring road route is not new. From last 5 years everyone knew the route. Fazaia and Lake City have done their whole town planning based on it and Fazaia even left space for ring route. It was khushfehmi of people who have invested in these areas that nothing will happen. I think if Bahria Town will compensate these people then they will be compensated in Bahria Nasheman or Bahria Medical and Education city. I feel sorry for these people.

No, Bahria town Lahore’s market will not crash due to this news. LRR will affect only 10-20% of the BTL area. Although the unfortunate people whose land is in the route will be badly affect, remaining properties will in fact benefit from this news and more and more investor will now come to buy plots in Bahria town. Prices will increase in all other blocks not affected by LRR.

I feel really sorry for all effected people.
We all know BT will not compensate anyone. BT even not giving plots to people like me who have paid all their installment on time in sector F. Please do remember the most of effected land is not approved as Housing Scheme from LDA/TMA by BT.
And I am sure all investor “realestate agent” have already been informed by BT and they have already sold effected their plots to poor “Awam”. Now awam will suffer badly. Neither BT nor Govt. of Punjab will do anything for them.
I can foresee a big circus in coming month in BT Lahore.
Bahria Town Management is least bothered about losses incurred to investors and common buyers. Same is the case of BT Phase-9 Rawalpindi where over 3000 people have been awaiting plots for the last 8 to 9 years, while they have paid full amount for their prospective property.
Compensation from BT to affectees in Lahore is a very distant dream. May God help them all. DHA Valley – Islamabad property owners, indirectly, are also the victims of BT’s ruthless conduct.

I feel peoples are just making & spreading stories that BT will compensate the affected on market rate and ready to construct other road on their own behalf. second BT representative did not show any written document/statement. My opinion BT is cheating the peoples.
