Bahria Town Karachi, a project featuring high-standard lifestyle facilities and huge investment opportunities, had been bashed a number of times by its critics in the past but all that hearsay turned out to be just that. Apart from only a few exceptions, Bahria Town has always maintained a history of delivering its projects on time and sometimes before the promised date. A similar development has been observed in Bahria Town Karachi, as the developer has started handing over possession for residential plots in Precinct1 and commercial plots in Midway Commercial from March 1, 2015.
According to an advert, Bahria Town has started handing over possession in the locality within only 8 months of the project’s launch, which is truly commendable. Early handover of possession clearly highlights Bahria Town’s commitment towards the delivery of Bahria Town Karachi.
Documents required for possession
If you own a residential unit in Precinct1 or a commercial unit in Midway Commercial, you need to submit the following documents to get possession of your property:
1) Possession Application (available at Bahria Town offices)
2) Customer copy of original booking form
3) All deposit slips
4) Photocopy of the member’s CNIC
5) Two passport size photographs of the member
Bahria Town has already developed reasonable goodwill in the market because of which it receives massive investment from both local and overseas Pakistanis, and property prices in the developer’s projects regularly register impressive hikes. And with this news of possession for some units in the locality, the investors should expect to see further price rise here.

I want to confirm about Precinct Block1 as you mentioned in your blog. Can u tell me this is which block. I have Plot in Bahria Town Overseas Block Karachi 500 Sq.Yard Residential, launched in Marc 2014. So it is the same one.
I called up Bahria town overseas office today and asked about possession of Precinct 01. As i have got overseas file of 250-sq with non golf or lake view side. its a same place where overseas 250-sq plots are in map. The man in Bahria office said to me Precinct 01 is for people who fully paid for the plot, i said if i pay in full will you give me possession, he said no i have to wait 3 more years until i pay full installments. Either Bahira made extra space for Precinct 1 or either bahria kicked overseas 250-sq block further deep in BTK. I never heard of Precinct 1 befor, don’t know from where Precinct 01 came from.
The Precinct1 is same as the overseas block and it is already mentioned in BTK master plan. its not the new.
I agree .. there was never ever a mention of Precinct 1. Amazing how stupid Bahria Town thinks people are!! And for Zameen.com to promote it and support it in its usually non-competitive behavior. The above point by Waheen Murad is another glaring example of how Bahria fleeces and stupidofies people in the market ..!!
You are right they never mentioned any block name till know except Ali block recently launched for 5 marla.
Dear but what about awami villas in Rawalpindi …my all dues are cleared but still didn’t got the possession of my villa which they turned into flat system …11 year passed but still waiting for possession ..I don’t know why they not gave attention to that project …

Dear Saud Ahmed, Bahria is no going to re open blocked files. There is a process of re opening. Rs. 25000 re opening fee and all due installments to be paid to re open ur file.
I do not agree with Zameen.com, Yes it is true that Bahria used to develop its projects on time some years back. But there are many many delayed projects of Bahria Town which are not on ground after so many years. i.e Phase 9, River View Commercial and Awami Villas are some of the examples. Another point is that, now Bahria Town do not giving Possession on turn by turn basis (means the project came earlier should be given possession earlier, which was Bahria doing about 5/6 years ago)…

Precinct 1 till 20 was mentioned on the Master plan from day one. Read carefully the map.
Its very dishonest to advocate BT like this using this esteem forum. Mr Zain uou say that “Bahria Town has always maintained a history of delivering its projects on time and sometimes before the promised date” which is very untrue. Being a writer at such a high profile forum u should be aware that BT has failed to give possession to the allotees of Bahria Enclave who are waiting for the same since 2011, despite the fact all the installments have been already paid. Its their marketing strategy that they give possession to few hundred plot in a time frame of a year or so and make the allottees wait for decades for possession.
I TOTALLY agree with you, Mr. Saeed. This is biased. BT knows the business and marketing techniques and built their empires on others money…
The Precinct1 is not part of Overseas block, i ring BTK office many times and ask they said its for people who fully paid, we are giving possession. if u say its the same as overseas than why we are not getting possession? even i said why overseas pakistani not been offered this he said its was offer in people who were living in Pakistan.
My Question is there any plots been sold on full payment in Pakistan?

PRECINCT 1 was from day 1 on the map. Not sure people who are commenting above have seen the right map ever which was placed in Bahria offices. If they were relying on agent made maps than God bless them…
Precinct-I possession is just fraud and hoax in media. in fact , no scheme was launched with name of Precinct. Yes these plots are developed by Bahria and owned by Bahria. Hardly anyone else has booking in it. so its possession is just drama.
I bought a plot in BT Lahore one year ago and paid full in cash. Till date, I have not received the possession letter. Nobody from their office is able to tell me the reason. I am even asking for returning my money but they will not even listen to that… BT is dead investment…

its a very bad experience to purchase plots in bahria karachi.
All plots prices are down upto 30 percent from the actual purchasing price and now sindh high court is going to take stay on it and in a few days supreme court is going to stop every activity at bahria karachi.
Reason, Zardari and Malik Riaz deal to buy Govt Property onay ponay.
so all investers at karachi are going to face a really hard time because prices will go down beyond expectation in a few months.

I have received Ballot Result letter in which my Regd. No. BTKP-MAI3657 and BTKP-UIT2986, Plot number is 384 Block is PRECINCT-28 Plot Size is 12 Sq. Yard. And Plot number is 202 Block is PRECINCT-31 Plot Size is 12 Sq. Yard.
In the entire map I unable to find PRECINCT-28 / PRECINCT-31 location is it after the hill or in your feature plan while we pay your all 6 installment until now.
I think Bahria Town having a good reputation so should maintain it and those are paying all installments they should get his plots in between PRECINCT 1 to-20, at least PRECINCT-7 to 16 because we maintain our loyalty to paying instalment in time not an investor only book a plot and earn money our installment money run the BTK expenses.

You are lucky that your both plots are successful in ballot. With in a month inshaAllah you will get revised map with Precinct 1 to Precinct 32 location. Request for dua for unsuccessful applicants.
