I was recently asked by some of our readers to shed some light on Bahria Greens Islamabad, and since I basically live and die for your folks, here I am with a post about the locality! When people asked me to cover Bahria Greens, I thought there might be some issue going on in the locality, but I did not find anything on that front despite considerable digging.
Bahria Greens is located close to Phase I of Defence Housing Authority (DHA) Islamabad and is connected to GT Road through Islamabad Expressway. The locality features a USGA-standard golf course, strong infrastructure, 24/7 security, underground electricity, telephone connections and Sui gas supply.
Development and possession
Bahria Greens is fully developed and the developer has also handed over possession. I also learned that many families are already living in this project and enjoying what appears to be quite the lavish lifestyle, so there seems to be good lifestyle potential there.
Rates
Property rates in Bahria Greens vary from sector to sector. Mr Habib Malik of Classic Homes tells us that the average sale price of 5-marla plots in the locality ranges between Rs 2,500,000 and Rs 3,500,000. For 10-marla plots, the sale price hovers between Rs 4,000,000 and Rs 6,500,000. And 1-kanal plots are value between Rs 7,000,000 and Rs 8,000,000.
Investment Potential
Bahria Greens was initially launched for overseas Pakistanis, but it has seen investment from local investors as well. The prices I have stated above were actually higher only a few months ago, but we know prices can fluctuate with investment activity in any given area. Currently, Bahria Greens is witnessing relatively slow activity, but that does not mean any investment in the locality will not yield positive results in future. Furthermore, as far as I have been able to tell, there are no litigation issues in the locality, which leads me to believe Bahria Greens is a safe investment.

Hi zain thanks for valuable view, I was just just wondering why ppl are not preferring to construct houses as possession got since 2011, actually I have plot there and feel disappointed when visited last month , hardly 2/3 homes under construction in sector 2
Any particular reason do you think could be to not built houses?
