On June 18, 2016, Chief Minister (CM) Punjab Shahbaz Sharif approved Phase III of Lahore Ring Road Southern Loop. According to the details, the CM directed the authorities concerned to initiate construction work on the Southern Loop Phase I and Phase II immediately and complete the project within the promised time.
Frontier Works Organisation (FWO), which was awarded the construction contract of LRR Phase I and II earlier in March this year is to complete the project by March 2017. Considering the fact that FWO is already engaged in Phase I and Phase II, it may not get the contract for construction of Phase III. Nonetheless, the CM wants all three phases of LRR be completed on time, which should ideally be done well before his tenure ends in 2018.
The final route of LRR has been a cause of major concern for Bahria Town, which dreads to face security issues if it passes per the planned route. Developer Bahria Town Malik Riaz Hussain has also expressed his conviction that he will not let LRR pass through the project as it not possess threats to the peace and security of the housing society but also causes considerable damage to the private property lying along the final route. This has, however, failed to convince the authority concerned and it appears that the construction plans will move ahead as planned.
If the route of Lahore Ring Road Southern Loop Phase III remains the same, Bahria Town, or some sectors of it, might lose its charm for the genuine buyers and investors. Almost all other housing society in the neighbourhood will nonetheless continue to reap massive benefits from this signal-free avenue. Through Zameen Blog, we have discussed impacts of LRR’s southern loop on the housing society located in this part of the city and have seen the exact same thing happen. Property rates in almost all housing societies that lie close to the proposed interchanges of LRR have gone by at least 50% in the last one year.
Construction of Phase III of LRR will leave impact on the rates and demand of property in Army Welfare Trust Phase II, LDA Avenue One, Sui Gas Phase II, and Golf View Residencia all other housing societies lying in the vicinity of this road. Many of these projects are already being spotted by the investors except for NFC Phase II, which faces management issues that currently seem to take advantage of the loopholes in our judicial system.
With Phase III announced, it is assumed that investors might start consider moving their investments from projects lying close to LRR Southern Loop Phase I and II to projects located close to the Phase III. I, however, believe that developed housing societies lying around Phase I and II still have decent profit margin. In other words, investments made in Central Park, Grand Avenues, Engineers Town, LDA City, Khayaban-e-Amin, DHA Phase IX and XI, NESPAK Phase 2, Lake City, Fazaia Housing Society, Bahria Education and Medical City and Bahria Orchard can still offer returns in the medium term.
Strangely though, property rates are already and reasonably high in the vicinity of LRR Southern Loop Phase III and that’s perhaps because of the presence of Bahria Town. So if you wish to gauge return on your investments made in one of these housing societies, the yard stick measure to it should be the average rate of property in Bahria Town. In case you wish to pick projects as messed up as NFC Phase II to get bigger piece of the pie, bear in mind that this investment could be long term but definitely worth the risk. Nonetheless, readers are recommended to invest in plots ready for possession.

Unlike Bahria, GVR will benefit a lot from LRR. Per the route i learnt about, LRR will not pass through GVR.

LRR passing through Bahria will perhaps not make the residents happy about it, the investors will too feel discouraged, at least in the beginning.
i am a very happy and satisfied resident of bahria and enjoying the facilities that other housing societies peoples can only think of , its reality not a complement or praise and am getting 200 % return of what i have paid to bahria having an excellent life style that one can dream of first of all this is for all those wanna make house or live any where in lahore a humble brotherly advice is please dont listen to any of these blog writers , just go and ask the residents of that society that will reveal you the true story ,
lastly as far as miss samra concerns about the residents of society about LRR ,its totally wrong i am living in bahria and i can show hundred of our community peopels that are so so so much happy to have LRR passing through bahria town , its our dream that came true , no security and no investments losing risk for all residents but its a matter of access which will be achieved after construction of LRR , so being resident of the society i totally condemn and reject this post , as far as the matter of those peoples are concerned whos plots or houses or constructions are coming under LRR route , they are in complete interaction with management of bahria to amicably solve the issue i have a relative having commercial plaza in the marked vicinity he is much satisfied with the response from bahria town management .
despite that so many hinderances from this coward , dacoit , fraud , corrupt , and non sense authorities to defamed Bahria by blocking their access to lahore city by blocking their land ownership and so many hurdles still bahria town is best and most luxuries and peacefull society of lahore that’s a big slap on their faces.

only one thing to say here that no one can compete bahria town ,bcz it has a huge organzied setup,administration ,management system for all related groups such as investors ,etc

While considering an investment one should pay attention to safety of their Capital that is their principal amount’s safety . I think the investors should invest only in those societies which are credible and have a strong organisation in place. For example the AWT 2 ( Army Welfare Trust ) is credible & fully developed and has strongest organisation. One can get immediate possession and may start constructing their home in AWT 2 if they wish. I think all facilities such as Electricity and Gas are available too. Rest Allah knows about future .

These confusions will exist for as long as the LRR Authority doesn’t mark the areas. Please note that many maps posing to be the final route of the LRR are being circulated in the market causing these misunderstandings. Nothing so far is certain.
Per my information, MR clearly said he wont let LRR pass through Bahria Town. If the the route is moved a bit towards NFC and bisects the two projects, there shouldn’t be any harm as not much additional cost would be required. It should in fact reduce the cost as DC rate for undeveloped plots in NFC is far lower than that of many commercial and residential property of Bahria Town that would need to be demolished in case LRR passes through it.
It is very important that matters be made clear by the authority concerned about THE FINAL ROUTE OF LRR.

Waiting for your update on GVR with latest information. On 18 June 2016, a group of GVR file holders met Malik Riaz who ensured GVR members that RR will not pass through Bahria and development work will commence after Eid. He also offered return (not refund) up to 90% of their paid installments until development work is resumed.

Chinar Bagh is not a very acclaimed and active project. It has seen the impact of the Raiwind Road revamp. The society can perform better only if the managements decides to more vigilant about the projects plan and its execution.

Always like your articles but sorry to say this one seems partially biased and baseless. How come LRR ph 3 will badly impact Bahria Town or few of its blocks and not GVR where as per latest map large chunk of LRR will go through GVR follwed by Iqbal, Rafi and Sector D. On other hand howcome LRR will benifit all adjacent societies except Bahria Town where LRR will pass through all the the societies mentioned by you i..e Faziaia, AWT, NFC to name a few. Not being baised mysellf no society is striving to alternate LRR route other than Bahria Town. The only problem is currently BT is busy minting money from their projects in Karachi and Sindh. Hopeful MRH will focus back to Bahria Town Lahore, Pindi and Islamabad.

On 22/6/16 an agreement between Govt. of Punjab & FWO was signed for the construction of Southern Loop-I & II of LRR which will be completed in one year by August 14, 2017 at a cost of Rs. 24.292 billion having length of 22.6 Kms. The agreement dose not mention Loop-III completion date or any contact details. Can you confirm Loop-III completion date & proposed route as it will also effect investors & residents along the final route of LRR or the Govt at present is not working on this project as yet?
They say by the end of 2017 but i suspect there will be delays due to issues such as clash over the final route and DC value of the property etc.

And further what is your take on investing in INMOL as still it is the cheapest priced land available in any already developed society?
And what about the rumors about it that deal is underway between DHA and INMOL that DHA may take it over and make it a part of their phase IX? How truthful is such statement? And what impact it would have ?
All you have said in this comment is the same as what i learnt from different agents. Please note that there is no official statements from either DHA or management of Inmol. I do know for sure that the society isn’t being very impressive with its development and all but it certainly has the location perks.
Beacon House Society will also be one of the beneficiaries of LRR as it is comparably very near to intersection and situated on Canal.
Miss Samra it will be sweet of you once you comment on Beacon House Society after LRR and an alternate Raiwind Road.

Multan Road side of the LRR is included in the Phase 4, the development plan which aren’t shared so far. I think there is still time before the projects on this side of the city will be ready to the see the activity other housing societies lying around Phase I, II and III are currently experiencing.

The LRR will be the most beneficial for the PAEC housing society in boosting its prices which are at the lower end right now compared to the surrounding societies. An intersection just few metres away from the gate is also plus point.
