As I saw people talking about Multi Professional Cooperative Housing Society (MPCHS)’s B-17 on Zameen.com Forum, presenting arguments both in favour of and against the project, I thought of digging deeper to highlight the issues being faced by the stakeholders of Sector B-17.
What I’ve learned is that the main issue that investors are facing in the locality is the delay in possession in Block D. According to Mr Sajid Gillani of Gillani Estate, the MPCHS is yet to acquire land in Block D to hand over possession. And investors are worried because they have not been able to get possession even after many years of waiting.
I also learned that a few houses have already been built there. Perhaps, the MPCHS has not been able to negotiate with the landowners, which is why the issue is still unresolved in Block D. Mr Gillani said that the MPCHS is in the process of acquiring the land, which means the matter will probably be resolved soon.
Sector B-17 comprises six blocks and Block D is the only troublesome block, while in Blocks A, B, C and partly in Block E, the developer has handed over possession. Property rates in the society vary from block to block. The table below will provide you with an idea of the price ranges* in the different blocks of Sector B-17.

I would like to tell you that the MPCHS is a renowned developer in the Federal Capital and is the muscle behind other high-standard housing projects such as Islamabad Gardens, Tele Gardens (Sector F-17) and Multi Residencia & Orchards (a farmhouse project).

What is the % age of land yet to be acquired in Block D. Is there a litigation going on in court or simply awaiting finalization of negotiations with the land owners ? How long may it take for issues to get resolved ?

I have heard the area where there 1-kanal plots in Block D is clear. And I think there is some issue of negotiations between the society and the landowners.

I met with one of the locals last week, whose family happened to have owned around 500+ kanal of land, mostly falling in Block-D. I asked him about their deal with the Multi authority. He told me that they are put up a demand, as high as 50 lac per kanal. Which I believe is on a very high side, keeping in view the later development expenditure cost etc to be born by Multi. This is just one example of such issues being faced by the management. Things are getting to settle down in other blocks such as Block-A, where various residential units can be clearly seen under construction. I hope issues in other blocks will soon be resolved.

In case, multi management remains unable to acquire land, what could be the alternative solutions they can offer to plot owners in D Block. Any thoughts?

AOA! I am also one the investor of D-Block since long. They are just telling us to wait. Years have passed but no good news regarding this.
Multi Mgmt should have given alternate plots in C-Block.
