Islamabad: The Islamabad Rent Restriction (Amendment) Bill 2020 was tabled before the Senate on Monday for the protection of landlords and tenants, according to the news. The bill was already passed by the National Assembly in October 2020.

Talking to the media, Special Assistant to Prime Minister on Capital Development Authority (CDA) Affairs Ali Nawaz Awan, said that for many years tenants and landlords wanted to amend the Islamabad Rent Restriction Ordinance, 2001.
The proposed amended bill has the following provisions:
- All the agreements between tenants and landlords will be presented before a rent controller for record-keeping
- Every payment related to the tenancy agreement will be made through a cross cheque
- An annual 10% increase in rent of residential and commercial buildings will be upheld, unless agreed otherwise
- For the resolution of the dispute, a mediation council will be established, where tenants can present their case
The bill protects both tenants and landlords against excesses committed by each party.
Reportedly, forced evictions is a huge issue for tenants in the capital, as landlords use various tactics to vacate property despite receiving the agreed rent amount. Also, the landlords increase the rent as per their will and ask tenants to vacate the property in case of objection. On the other hand, some tenants also pay less rent than the existing value of the property.

If this bill gets a nod from the Senate, it will be a huge relief for both landlords and tenants. The bill will help resolve the rent control issue in the capital city.
