Safari Valley is one of the more high-end residential projects in Rawalpindi. It is connected to GT Road via Bahria Expressway and its location makes it an easily approachable enclave for its residents.
The locality comprises five blocks, namely Umer Block, Usman Block, Ali Block, Abu Bakar Block and Khalid Block, and features 5- and 7-marla plots.
Infrastructure development in the locality is almost complete and Bahria Town has also handed over possession in the area. Prices of plots in Safari Valley vary from block to block. Mr Jawad Ahmad of AR Associates tells Zameen.com that the sale price of 5-marla plots in Safari Valley currently ranges between Rs 2,200,000 and Rs 2,600,000, and the value of 7-marla plots hovers between Rs 3,200,000 and Rs 3,800,000.
The natural treeline in the backdrop of the society makes it an ideal address for nature-lovers. Furthermore, the locality also boasts a central mosque, commercial areas, parks and other amenities – perhaps most importantly 24-hour electricity backup because let’s face it, candlelight dinners are not at all enjoyable when they are forced!
Safari Valley can also be considered for short-term investment, as the prices in the area are yet to peak and since the infrastructure development is almost complete, you can bag good returns in a short time as the area’s population increases.

Hub Commercial is the commercial zone of Safari Valley. Bahria Town’s office, cricket stadium and a school are located in Hub Commercial. Many commercial buildings are already erected here, but there are a few commercial plots yet to be developed.
The rate of a 5-marla commercial plot ranges between Rs 2.75 crores to Rs 3 crores.
The population of Safari Valley is increasing gradually and so is the value of Hub Commercial. Considering all this, I think Hub Commercial is a good spot for short-term investment. But if you want to buy a commercial plot, you need to hurry up as prices have already increased a lot.

The blocks named after the first four caliphs of Islam in Bahria Rawalpindi are the cheapest in vicinity despite their central location and ready possession. The reason is their narrower streets without any pavements/footpaths. The plots being small, one can have only one car parking space inside the house. The visitors have to park outside, literally choking passage for others. No other block in the surrounding areas suffers this handicap, including Rafi Block which almost entirely comprises of five marla plots but gives a much more sophisticated look. Naturally, the prices are about double there.

Can you give some insight about Bahria Greens Overseas sector 3 in phase 8. I have one 10 marla plot there. These are high level plots having some extra land in the back. What is the price of these plots and how is the house construction going on there?

Some of the plots in Bahria Overseas sector 3 in phase 8, particularly in street 20, have the most beautiful view because of their commanding height. Even at their launch at PKR.2.6 million for 35×70 size, these plots carried a premium of over a hundred thousand. Their prices touched 8.5 million but have come down to about 6 million after genuine investment here left for speculative Karachi. Even at this level, it is hard to sell as the market is very slow, limited to those wanting to build for themselves.
If you are planning to construct a house, you must insist on an actual soil test of your very own site. If the site happens to be a fill, you will bury tons of steel & concrete, and yet end up with gaping cracks in structure. To alley any doubts, I suggest you pay a visit to physically see a sad example in street 24.
