Fazaia Housing Society Phase II, Lahore, nestled between Sharif Complex Road and Sundar Road, is one of the few decent housing projects neighbouring the most important industrial area of the city. Although the area surrounding Sundar Industrial Zone is technically out of Lahore but it is considered an extension of the city, which is likely to become smoothly accessible as soon as southern loop of Lahore Ring Road completes.
Per the information available on the official website of Fazaia Housing Society, the phase II of this project comprises of almost 1600 Kanals of land and is located at a distance of 5 km from Fazaia Phase I. The project has been approved by LDA and its layout plan was approved by TMA Iqbal Town in June 2013. The developer has completed the pre-qualification of contractors for the scheme’s development work. The boundary-wall of the society and its entrance gates has also been installed.
According to Muhammad Mushtaq from Instant Deals, an agency listed with Zameen.com, balloting of plots in Fazaia Phase II has been completed and now the society is going through the phase of infrastructural development. Mr Mushtaq believes that the development work is likely to complete within one year and the property here will be mature by then to offer returns to those who have already invested or plan to invest here in the near future.
Fazaia Housing Society Phase II will comprise of 4 sectors; A, B, C and D. Each of these sectors will have their own sector shops, central park, green belts, and at least 30 feet wide lanes. The North Avenue Road, leading from Sharif Complex Road, will run through Sector A and B and meet the Central Avenue Road at the junction of Sector A and C while the central Avenue will lead to Sundar Road.
The project features residential plots in sizes of 5 Marla 10 Marla, 15 Marla and 1 Kanal. The number of 1 Kanal plots in Fazaia Housing Society Phase II is limited; 62 to be precise. The current market rate of 5 Marla plots ranges between PKR 1,200,000 – PKR 1,300,000, that of 10 Marla is between PKR 1,800,000 – PKR 2,000,000. To buy one 1 Kanal plot in the society, you would require an amount between PKR 3,200,000 and PKR 3,400,000.
With underground wiring, wide roads, schools, masjid for each sector, ample green belts and play areas, commercial centres, and beautifully landscaped and guarded vicinity, Fazaia Housing Society Phase II is set to become a prominent and promising housing project of the area. As soon as the southern loop of Lahore Ring Road would complete, reaching here would only be smooth, signal free and rather short drive for the commuters.

Every investment takes some time to mature and the best time invest in the property market is when the development is in completion phase, this is what Fazaia Phase II is going through right now. Future of Fazaia Phase II and all housing societies in the neighbourhood depend on development of Lahore Ring Road and we all know it has to happen sooner rather than later. So, from that perspective, Fazaia Housing Society Phase II could be a good option for investment.

If it is investment I would recommend buying 1 kanal plot in a project which has some room to grow. You must keep in mind the localities which will come in close proximity to the southern part of ring road as they are positively economical at the moment and will yield heavy benefits once ring road is developed. If you plan living in Lahore then 5 marla plot would be excellent.
what about 7 marla in property guide. Is it ideal or 5 marla?
Smaller plots are more promising for property investment since their demand is higher.

Also suggest me fazaia 2 can make market value like fazaia 1 and there will be small difference of market value in future between both schemes. Also Fazia 2 is on the much deveoped road than raiwand road at this time because when i travel from thokar to adda plot to visit fazaia 2, this was a tough road but from adda plot to fazaia 2 it was just like motorway while opposit road was very shaky on return from fazia 2 to adda plot.

yes i think fazaia 2 would be a very good option in near future because it is back by Pakistan Air force and behria is backed by an individual so fazaia is more suitable housing scheme than any other housing scheme
