DHA Town (Phase IX) has been witnessing immense investment activity since its inception. Though prices have already increased manifold in the locality, there is still some room for growth.

The locality comprises five blocks – A, B, C, D, and E. The first four blocks are fully developed and DHA has also handed over possession in these blocks, while Block E was launched recently. The developer has issued Block E’s map, but plot allotments are yet to be made, which is why this particular block is not witnessing sale-purchase activity. It is expected that properties in this block will be allotted to Army officers and the families of martyrs. However, there is no official word on it.
Exclusive feature of DHA Town (Phase IX)
This is probably the only DHA’s project where certain attention has been given to 5-marla plot category. Though 8- and 10-marla residential plots are also available in the first four blocks, these are very limited in number. So, this phase is majorly known for its 5-marla plots.

Access
DHA Town (Phase IX) is accessible from Bedian Road, but people also use the road coming from Askari XI to access the area. I have also heard that the locality’s main boulevard goes straight into Prism 9, which means it will accessible from Prism 9 as well in the time to come.
Investment perspective
People have started building their houses in the developed blocks of the society. I expect that plot prices will increase further as the population increases. There are only a few 5-marla plots in Phase V with their value ranging between PKR 9,000,000 and PKR 10,000,000. So, by comparison, prices in DHA Town (Phase IX) are still cheap and expected to grow.
Furthermore, DHA Town should be considered by those looking for 5-marla plots. Some people have also invested in 8-marla category, while 10-marla lot does not witness much activity. However, this does not mean that these two categories are not worth considering at all.

Yes DHA Town (Phase IX) and Phase IX prism are two different projects.
Plots will be allotted to Army officers and the families of martyrs in Phase 9 town while Prism will be for civilians and others.
Possession is not given yet in any of these projects as the main access road is under construction. Main Road is expected to be completed in next few weeks.
What about J Block??

I want to know why people are not starting construction in Bahria Orchard Phase II possession blocks.
almost 3 month have gone to give possession of J , G , and H blocks.

Let me correct Mr. Rana Ali regarding no posession in DHA Town. This phase has possession for 80 percent of its plots. There are about 10-15 houses under construction at the moment. As main road will be carpeted this month, we can expect more construction activity in coming months. There have been a lot of positive factors for DHA Town, including the start of house construction, its connection to Bedian road recently after launch of E-block, new commerical sector on main road and Bedian road, carpeting of the main access road from Bedian, its apprent connection from A-Block, the allocation of funds for Knowledge City, Kidney and Liver center opposite to DHA Town entrance which means that Bedian will have to be carpeted and doubled in 3 years time. All these factors imply that 5 marla prices should average 85-100 lacs in 3 year time frame as by that time 5 marla in Phase 5 will touch 125 lacs plus.
