In April last year, many registered Bahria Town dealers started offering commercial plots at a prime location on Peco Road, Lahore. Many people rushed to buy these plots, thinking that the project was lucrative for investment, given that it was attached to Bahria Town. Then everything went haywire. Bahria Town issued a notification refuting its involvement in the project completely.
Almost a year later, it seems like we are going through a bit of a déjà vu moment. Once again, Bahria Town’s registered dealers are marketing the same project.
To get to the bottom of this, I got in touch with a Bahria Town official. I wanted to figure out just how authentic the project really was. According to the official, the project really is being backed by Bahria Town, but is to be formally launched. The official did not share a possible launch date for the project.
If you are in the market to invest, and find an agent that claims that the project has been officially launched you should simply turn a deaf ear. Rest assured, I will keep you people posted when a launch date is announced.
Now let’s take a look at what the project has to offer.
I have learned that Al Rehmat Project is a fully developed commercial setting, offering semi-commercial and commercial 4-marla and 5-marla plots. For your convenience, these plots are being offered on instalments spanning 1.5 years.
It is also being said that the Lahore Development Authority (LDA) has approved the project (approval number: DMP-II/7657). However, things will become clearer once the project has been officially launched.
Currently, the plots being offered in the market are those of the dealer quota. Please see the table below to have an idea of the payment plan of the commercial plots in question:
Plot Type | Down Payment | 1.5-year quarterly instalments | Total Price |
4 marla (semi-commercial) | PKR 3,000,000 | PKR 1,500,000 | PKR 12,000,000 |
5 marla (general plot) | PKR 5,000,000 | PKR 3,333,333 | PKR 25,000,000 |
5 marla (plots located on main boulevard) | PKR 7,000,000 | PKR 4,666,666 | PKR 35,000,000 |
Bahria Town sells its projects through its registered dealers. So, I don’t think there is any harm in booking a plot through a registered agent.
Who should consider this opportunity?
Al Rehmat Project is a promising development for all those industrialists who are on the lookout for commercial plots in Lahore’s prime locations. On the other hand, property investors can also consider this project to bag good returns in the short term. These plots are available on a first-come-first-served basis, which means you need to make the move right now.
It is expected that possession of these plots will be handed over within six months. However, Bahria Town has not given its official word in this regard. Road infrastructure for the project is complete, and according to my sources, Bahria Town has been carrying out development work on this project since April 2015.
What do you people think of this project? Sound off in the comments!
It is just confirmed today on 16-03-17 that this project is officially launched by Bahria town.
yes this commercial project by bahria town launch on 3/17/2017 and booking is start for 4 marla and 5 marla on 1.5 years easy installments. Development for this project started already.
Thanks for your update.
What is wrong with Bahria?
Why are they tryin to lose their reputation by getting involved in projects which already have their name sullied?
Can you please explain what does 4 marla (semi-commercial) mean? What might be rate of return for such a property?
i have visited this site surrounding wasn’t seems good and prizes are sky high
My total investment is 1.25 cror. Should i go for general plots or not? How much rent and rate could be possible after 2 years? Give me an idea please.
We are arranging Bahria Town Sector F affectees together to meet with Bahria Town Officials. If anyone is such affectee and interested, please contact me;

What’s the guarantee Bahria won’t back down again? Those registered dealers have reduced the credibility of this project themselves.

The sponsors have been involved in the following violations of approved NOC by LDA:
1- Changing plot numbers & Locations
2- Carving out plots on private land excluded from the scheme area
3- Showing residential plots as semi-commercial plots, whereas there is no category of semi-commercial plots in this housing scheme
LDA has warned the sponsors to stop illegal advertisement and sale of plots against the approved layout plan of Al-Rehmat Project. In case of non-compliance, LDA will be at liberty to take any legal action without any further notice.
