After proving its mettle in major cities such as Lahore, Karachi and Islamabad, the Defence Housing Authority (DHA) has entered relatively smaller cities such as Gujranwala, Bahawalpur and Peshawar.
Though the DHA has been welcomed warmly by the property investors in these cities as well, the recently launched projects are yet to mature before they provide benefits to their respective investors.
In this post, I am going to compare DHA’s projects in Gujranwala, Peshawar and Bahawalpur, hoping that the investors and prospective homeowners of the respective localities will find this comparison useful.
So, without much ado, let’s start our discussion.
DHA Peshawar
DHA Peshawar is located adjacent to the under-developed Regi Lalma Society on Nasir Bagh Road. The DHA is yet to launch the project officially. One-kanal plot files are still being traded in the locality at the rate of Rs 6,000,000, but there is a catch here – the file owners have started offering files on instalments even though DHA has not issued any such plans.
Some people are promulgating the instalment plan on social media, but you should know that this plan has no official background. So, beware of any scams and scrutinise the deal before funneling investment into the locality. The rest is the same for DHA Peshawar and the future of the project will be clearer after the official launch.
DHA Gujranwala
DHA Gujranwala, on the other hand, is performing really well. Land acquisition is already in process. According to our sources, the DHA will ballot Phase I of its Gujranwala chapter sooner rather than later. Sale-purchase activity in the locality is pretty good and prices of plot files are affordable at the moment, but will definitely increase in the time to come.
The approximate sale price of a 10-marla plot file is Rs 1,650,000 and for a 1-kanal plot file, the current market price is Rs 2,650,000.
The project enjoys an excellent location and is easily accessible along the GT Road. That is all about DHA Gujranwala for the day.
DHA Bahawalpur
DHA has recently entered Bahawalpur with a high-end residential project for the city. The developer has publicised it as ‘majestically futuristic’. Bookings of the plots in the locality were closed on August 28, 2015.
DHA has offered 10-marla and 1-kanal plots in DHA Bahawalpur on 12 quarterly instalments. The total price for a 10-marla plot has been set at Rs 2,200,000, while for one-kanal plots, the sale price is Rs 3,800,000.
Mr Akhlaq Qureshi of Nazeeri Estate told Zameen.com that balloting of plots will be held in the first week of October. However, DHA has not advertised this in newspapers yet.
The housing project will be located on Southern Bypass in close proximity to the airport.
Conclusion
Out of the three options, DHA Gujranwala seems to be the most favourable one for investment. The prices of properties in the locality are the lowest compared to those in DHA Peshawar and Bahawalpur. DHA Peshawar seems to be beyond the reach of most investors, since the price of a 1-kanal plot file stands at Rs 6,000,000.

Zain, you didnt discuss abt Dha Multan. Any specific reason. I personally believe dha multan is best option based on ideal future location.

Thank you for appreciating. You should consider prices in Gujranwala Cantt, which are pretty high. The prices will rise to the same level InshaALLAH.
Secondly, DHA has not announced ballot date as yet. Rest assured, we shall update you as soon as any information, in this regard, becomes available to us.

Please also highlight regarding the mode of documentation and process of Plot correspondence if some one is un able to visit Pakistan on those dates especially for overseas Pakistanis.

I am sorry to say but the location chosen for DHA Gujranwala is pretty pathetic.
That is why neither its current price is up nor will it ever rise.

Your analysis among DHAs is absolutely right & appreciated. But i am little bit confused about DHA GJR prices. One of my friend purchased a file at year start in 18 Lac but now it is available in 16.50 Lac.
Please shed some light on the following queries, if possible.
(1) Why the prices trend is Down at DHA GJR ?? though it should rise with the passage of time.
(2) Approximately how long we have to wait that prices will be attractive in DHA GJR ??

The prices fluctuate on the basis of sale-purchase activity, advertisement by the developer and also – unfortunately – on the basis of rumours.
According to my information, land acquisition is in process, you need to wait a little longer for your investment (if any) to grow.

dear, i have bought 1 file of one kanal in DHA gujranwala, but i have intimation letter only…i want to get allocation letter but DHA officials say that there is a delay in land transfer so my allocation letter is not ready.i have two question
1. i hope this issue in land transfer will not put investment at risk.
2. can i sale my file without allocation letter.
