Salaam, does anyone have any info about university town or pechs? These societies seem relatively cheap compared to neighbours and the location… Are there any known issues? Or just poor development… I am looking for investment purposes. Thanks

There are 80% chances that pechs will get access via Mumtaz city to kashmir highway, after that there will be a boom in the prices.
University town is on other side of motorway, so nothing sure about the access.
The entrance of University town is poor, a 30ft filthy road, chor darwaza. NHA won’t provide them direct access. It would be wise to invest your money in PECHS for long-term and in ECHS, CBR-2, I-16, G-16 for short term.
Naeem sab is right.In my opinion B-17 E,F block,I-14,16 and G-16 only on ground plots are safe option.
I think CBR-2 is good for long term because of still poor access.

How is ECHS? I am an engineer member of the society and was alloted a plot 15 year ago. Wondering what is price there for A block plot. (1 kanal)

Mr S 25x50 in I14, I16 & cbr2 is 42+, 26+ & 9+ respectively.
Yesterday, visited university town and PECHS. If you go for University Town then only developed plot in A block or B block. Avoid extensions of A and C block as they are across naala, poor land.
In PECHS, blocks M and K will get maximum benefit if PECHS gets road access from mumtaz city. My personal opinion is PECHS is less risky than University Town.

At this point I am thinking that i-16 and i-14 maybe safer less risky options.. Is there any access issues to any of these locations?

I-14 and I-16 are better than University Town and PECHS but their price range is different from UT and PECHS. On ground plots mean plots with possession but price is very high for those plots. First decide your amount of investment and then look at different options available in that range.

In G-16, you cannot invest in on ground plots. On ground 30X60 in G-16 is above 6 million. I have no knowledge about B-17 but you can have options there in 3 million.

I think you can't find anything in I-14.For your budget go to B-17 30x60 plots in E block.
I hope you can find 25x50 plot in I-16.I-16 and B-17 E block both are safe options.

I do respect all opinions presented here, however I would suggest PECHS could be the best investment in year to come, mainly it's K & M block. For a very simple reason, on Fateh Jang road, its gate is right infront of PAF tarnol. There is a Huge difference of price, between PECHS M & K block which have better development and on ground plots, and other societies on Fateh Jang road like PAF tarnol, etc ...
A 10 marla onground developed plot is priced at around 25 lakhs currently, there is no other peace of land that cheap in a gated society that near to the new airport, with all NOCs clear. Access through Kashmir Hiway, can be another boost if that happens, but I am talking otherwise.
I cannot find any connection of I-16 and new Airport launching as there seem to be no road connection. Nothing onground or in progress. Societies like Top, Mumtaz, PAF Tarnol, etc will be benifitted and PECHS K & M block where development work is in progress by Extol Company is definately worth consideration.
