Zone 2 Investment

Hi all

What will be your suggestion for investing in 10 Marla plot in the following three societies in zone 2. Please give ranking to each of them in order of their attractiveness.

  1. Top city
  2. Pechs
  3. Mumtaz city

Are there still plots available in top city and Mumtaz city on installments as i can't find any pricing information on either of their websites. Thanks in advance.

Sir, Non of these are situated in Zone-II or Islamabad. These are situated in Tehsil Fateh Jang. However location is good consider only if G-16, F-16, ,F-17 ,E-17,D-16, D-17, B-17 are not in your range.

F-16/4 is good for double your investment in short time period for one year. When development wil start then prices wil be almost double. Always file is good for investment to give you high return what you invested but possession plot give you less profit with huge investment and you can get half prices of plot and get double when its get start development.

PECHS is good among the mentioned three options. Other two are private societies where as pechs is a co-operative society. Also you can consider D-18 (AWT) it has good potential also.

It depends upon your budget. At the moment top city appears to be most reasonably priced compared to other 2. However, don’t be fooled by thinking its a short term investment as its mainly long term - about 5 years or more should pay dividends. If possession given earlier as rumoured then obviously it would be fruitful investment.

Buy in PECHS K block now as its possession is giving on 29th September. So the plot prices in K block will rise.

I don’t like pechs infrastructure, but if you want something on ground you can always buy a possession plot in pechs or buy in k block. Due to a lot of money coming in from foreign investors prices in pechs are rising. Good option is pechs, however, I would give the thumbs up to mumtaz city or top city due to better road access. Right now tc seems more value for money at the moment!

Top City is the best option available at this moment. You can get a 10 marla plot in Top City in 10-12.5 Lac in D,E and F block, where as for 14-15.5 Lac in A block, plus you have to give 5 Lac as development installments quarterly in 1.5 years time. Regards.

Only F-16 IN F-16/4 and F-16/1 Is good for investment.. It is adjacent with G-15 AND F-15 zone 2 islamabad near g.t road and fateh jang road. Soon development is going to start will take place in AGM FEB 2014.

PECHS and Top city they are not in islamabad and zone 2. They are situated in Fateh Jang and got NOC from RDA not CDA and also Top city is private society .

Once the new airport is operational, the area up to airport will come under CDA. Like before CDA was only up to GT road but with the expansion, its limits increased and now sectors up to 17 are under CDA Similarly, after Airport is complete, CDA boundary will increase up to it. Also this airport is called new Islamabad Airport so how it can be out of the Islamabad city.

Top City is giving a half page add in newspapers tomorrow. Market will be good after that inshaAllah.

Nasir - What is the price of one kanal good location/corner plot in Top City. I’ve heard that they are going to give possession to block A and B plot owners by the end of this year or the beginning of 2014 - Is it true. Thanks

I saw the work there last week. It’s long way away from hand over. Just land scape at the moment. Realistically 2-3 year before you can even think of constriction

Dont buy in G16 Phase II, the land is not acquired and it is not worth investing in that area. However phase I is heaven if u can invest there.

Why only few societies are in discussion whereas there are many places in Islamabad to invest.

@ HA, original question was about the 3 most closest societies near new airport. Other people suggested other big brand societies nearby such as JKCHS f-16 sector. Question was not about the whole of Islamabad!

It depends upon how long you want to invest for...and your budget. You can always buy in all 3 societies and which ever appreciates quicker in value you can sell at a profit!

Ok, now considering the present situation and rumor of new airport in Rawat, I have a question from all senior members that, Is it worth now to buy in pechs, top city and mumtaz city or buy in Bahria , DHA.

It is worth investing in all 3 societies near new airport any day of the week! actually now is best time to invest as prices are stagnant due to rumour.
