Zaraj housing society vs b-17/cabinet division

Aoa seniors,

I would like to know about the investment of around 8 millions for a term of 2-3 years in zaraj housing society, b-17 b/c blocks or in cabinet division. What should be the best to invest in? And why should it be? Pros and cons. Thanks in adnvance...

Zaraj seems better than B-17. No doubt B-17 seems good on development but then there are several reasons, Zaraj could be placed on plus side:
B-17 can get brand new life if Margalla avenue becomes a reality but" ae arzoo ke khak shuda". It is totally isolated and access in/out is a pain. Pindi bypass can add value but again we have to see 10s of changes in design in the bypass: We are victim of a total currupt system. This bypass seems transforming into a new Islamabad air port where corruption broke all records.
Then comes schools in B-17. Not good indeed. Flocks of Afghanis kids are changing the whole culture in schools.
For Unis, B-17 is again pain from access point of view.
Zaraj is right on GT road, has medical college, 10s of nice schools in vicinity, BTs and DHAs around. I call this area new Pindi. Value additions are being added on monthly basis.
B-17 value additions are in air but Zaraj, no doubt, less attractions on ground, but location location n location formula best fits on Zaraj.

Dear Mr AQ your inputs are a positive contribution around here, people benefit from information, however may i suggest rewording/editing the comment regarding school children (might be an innocent mistake) as painting any ethnicity with a blanket statement seems pretty harsh and might cause hurt or offence to our dear brothers from the other side of the border.

I second that, I personally enjoy AQ sb first hand knowledge and insights and always look forward to many more to come from his end!!

Yes, I guess that is mention may not be derogatory but must be avoided for sure.


I experienced it many a times, ethnic mentions like BD, AFG in a derogatory sense and irony is that their economic situations outperforming us!!

There is a gem here, who even takes pride in mocking/derogating people from different provinces and last time was spotted with a pure racial and hate expression.

I claim, not be be a moral police or ethics preacher by any means but just my few cents on observations in the past!

I think my questions regarding the property have been diverted somewhere else. I would love if the seniors only focus on their analysis and be not a part of that discussion which creates unrest. @Imtiz sb, Can you please provide some inputs to my interest?

I think Zaraj housing society is better option as AQ sab said but in my view Dha-3 Serene City is much better option which is touching with Zaraj housing society.

25x45 between 42 to 50 lakh depend on location

30x60 between 52 to 65 lakh depend on location

It's much better option for 2 to 3 years for investment or for living.

Sohail sb, you are right, apologies if that compromises answers to your question. Again I trust that ethnical mention from AQ sb was not intended in that way. Regardless of that, many a time we do have a mention of such racial profiling and derogation and that must be stood up against. It may sound a bit diversion but principle stand must be taken!

Back to the Topic:
There are must better options available than the 3 mentioned, as far as investment. In particular B-17 and Zaraj have matured. Zaraj for sure remains an under dog. However, if i have to put my money (only in one of these 3) for:

-- Living, I go to Zaraj due to factors mentioned by AQ sb

-- Investment wise B-17 beyond E blocks and earlier block are good for construct and resell profit but thats beyond 8 million and I would go for E and beyond blocks of B-17 for plots.

From pure investment point of view in 8 million bracket, CDA sectors stand much better chance and easy to sell off too!

Actually it is my friend personal experience and I meant only Afghan families who migrated, well off but having a wealthy status, not even trying to educate their kids.

Afghan brothers are herdy nature and B-17 is least affected as compared to F-17.

This may be an isolated example of my friend but I just thought truth to be told.

As expected from a gentleman, a fairly reasonable explanation, a certain area having a higher percentage of a group of people most likely recent afghan or tribal migrants who in your friends personal experience seem to be uneducated or behave in an uncivilised manner rightly deserves to be mentioned for potential buyers. Mr Imtiaz not sure which gem you are referring to but yes racist language should always be called out and not allowed to flourish in any shape or form in any setting. Admittingly we all have unconcious biases but moving onwards people should move beyond such petty issues in society and work together to eliminate our own old bad habbits of looking down on any people due to their race, faith, ethnicity, religion etc. Rant over, back to op's exclusive topic.

@Imtiaz sb. Thank you for your input. I have no objection with AQ sb comments as it's the reality that no one wants to live in an area where there are problems. As i live out of Pakistan and wherever there are more foreigners, the locals feel uncomfortable because of the bad experiences in the past with them.



My comments were purely to focus on what the discussion forum is for so that other forumers won't mind because all are thinking not the same way...

True, there exist ground realities but there exist a polite way to refer to them as 'Uninvited Trouble Makers'. Pretty much same like we from PAK in foregin lands would never like to be nationally/recially profiled and refered to that way :)

AQ sb never mentioned in bad taste and like a humble, decent man (a real Guru that he is), he did acknowledge and for that Respect!!

In proper CDA secotrs:

4 to 6 million for 5 to 7 Marla
I-12 & I-15

6 to 8 million
E-12, I-14

12/15 have better expected ROI! Trying to go for Category Plot like Boulevard and Park Facing etc. are generally is more in demand.
