Why Multi Not Bought Land In Problem Blocks? ("Y" Factor)

Instead of buying land for F-Block, Why did Multi not buy land in problem areas of D and E Blocks???

Because:

- Some people do a deal with locals for raw land at Rs. X per Kanal;

- Then society buys the land for (X+Y);

- Then society sells to investors for (X+Y)+Z.

How much is "Y"? In my view, "Y" is a HUGE rotten egg!

In D-block, this margin is not available so why should these people invest the society money in making D-block and E-block clean of issues?? In any case, D-Block is already fully sold so no new margin for land purchasers or even for society.

Why is this margin not available in buying land for D block? Because in that area there is road access available and if multi will not buy then any other society will buy (for example Manzar-e-Kohsar or Wapda Town can buy and provide access).

But where F block is located, no one can develop a society because there is no other access except through E Block and then main gates of B-17 on GT road. So the local land owners have no choice - they have to give to multi's people at any throw away price. Then the multi land brokers (who they are you can guess) remain offline but make a goldmine by brokering the deal. They pocket the "Y"!

If there was an independent regulatory authority, they would force the society to first spend their money on making D-Block and E-Block clear of issues before buying any land for F.

By the way there is no record of "Y" because in society accounts, you see X and Y as one single amount. The amount at which society bought the land! The same amount which is written on stamp papers. But did the locals get this amount or a lower amount??? Ask the locals and you may get to the bottom of this.

After pocketing Y (thanks to Multi projects), they launch their own scheme somewhere else ;)

They stay with Multi and the cycle continues :)

So if you put all the pieces together, you will see the full picture.

Lets try to give some numbers to this X,Y and Z.

Locals agreed to have a deal closed at X = 2000000 / kanal.

Society (A) buys the land 2000000 + Y.

Lets assume Y = 2000000.

X + Y = 4000000.

Lets take profit over investors as 'Z'

Z = 2000000

Now sum up Society (A) = (X+Y)+Z

A = 6000000 / Kanal is what investors getting at the end.

Y is pocketing 33.33% share

Z are the zombies here controlled by 1 brain behind.

Plot the values in a graphical interpretation :

X-Axis is the Society, Y-Axis are the chunk of really hungry bullies (but well trained they dont jump over to attack on the fleshy meaty bones unless ordered by the Jailor).

The Y here were getting hungry and they want something. The jailor is all aware of the situation and knows well how to feed them !

Z-Axis is the third dimension the ECG graph, now there has to be the "tachycardia" effect.

The 'Z' zombies factor were thinking of a projectile motion. They go UP in a rising graph and at the peak top they gonna quit. But not at all, the motion planned here is "Uneven Low trajectory Missiles".

The 'Y' is same in both Multi project OR Their personal scheme and these 'Y' people bring it ON something for Zombies 'The Z' the investors profit.

But 'Y' is distributed among all and they must have settled down with some Big Share to the JAILOR.

Lets pierce it as well out of 33.33% the 15-18% has been taken by the JAILOR here and rest for all distributed among bullies(dont offend pls its just to graph the picture here, (The scene is derived from Shawshank Redemption i guess dont remember actually ).

And again might be society didnt pay locals the same amount which was agreed at 2000000 / kanal might be JAILOR force here to take 1500000 / kanal and ask the locals to RIP off please !!

Y-Axis the 'Y' is depending on the values of 'Z'. But whatever its values are either UP or DOWN the 'Y' pockets it every time. The real hard cash !!

Look at the 'Z' here the Zombies. In an ECG graph the Surgeon even gives the electric shock to maintain that "Techycardia Effect" !

IS BAse I think perhaps someone should do some research and find out how much money local landlords are paid in any real estate development and how much money society pays in its books and how much money property dealers make on files and how much the investors take and how much the genuine house maker ends up paying.

Organization's Financial report might be of any help for accounting and digging out all the relevant details.

But whatever the details are Everyone seems to me in a Win-Win situation except the genuine house maker who ends up paying many more extra bucks but it is again justified as he/she is entering at the end when stage is all set !

Before passing it to the genuine home buyer the property circulates among many investors for which every investor is taking his share from the chunk and pass it on to the next comer and the cycle continues ending up in an inflated price tag.

I think 'Y' is unjustified.

Local landowners and Society are losers because of Y. This Y factor should only be commission - not a whole big slice of the cake.

The Y had a dual nature, they sometimes fall in the category of Z and again switch themselves to Y.

Most important question is whether the plot owners in B-17 are getting benefit of their investments? I think the answer is yes. So we shouldn’t be worried about this game of X

@Pk1.. If Multi did not buy the disputed land in D Block earlier, it means that they sold it to Investors for Z, without paying X and Y....

So Z was pure profit for Multi without paying X + Y.

Now they have to Pay an Inflated X to the Owners, but I think they should get this issue cleared to keep their Reputation for future Projects...
