Why airport housing society is so under-valued?

On zameen.Com, i see plenty of apparently beautifully built houses as well as commercials in airport housing society with significantly lower price tags. I am just wondering what is the reason behind this? Are there any legal issues in that area in terms of property transfers or this area has any infra-structure, security or utility related issues?

Any genuine information from the experts will help every one in the forum to avoid falling prey of lower prices.

Water problem and very severe problem.

Airport society is undervalued because of nearby societies....which are better developed in terms of infrastructure and planning....second the newer management sold lot of commercials plots which are not commercial plots in first place and took bribery bcz of that lot of legal issues occur when they after sell these plots or commercials even they sold residential plots aswell (my friend is also stuck there with kanal house...legal issues) ...there is a lot of hold of famous ganster "the khokhars" in this society and yes common people fear of famous qbza group....

Now a days apart from sector A, streets are narrow and more of a pindi gunjaan abadi...

I have been living here for a decade now…i don believe its undervalued…an old 5 marla house has an asking price of around 90 lacs or even higher.

Price is not the only criteria to evaluate a township. I sold a 5 Marla house @ 90 Lacs at misrial road where no sewerage system and full of cases of snatch lifting almost every week.
Now people have started realising that rather than buying a plot at 8 Lacs per marla in muhallas, why not buy much less in bahria phase-8 where life is speaking up for itself. That is the reason now there is huge rush in small plot/house buying in phase-8 & sister societies.
Water is life line and airport housing society has this problem since it's inception.
