After visiting few sectors and societies i have selected i-14 and top city. I think both are in my range and i can buy 30x60 plot. Please properties guru suggest me which one is better.
You suggestion are really helpful for me, i really appreciate all of you.

I think I-14 is worthless investment if you select TOP CITY then divide your investment Bahria phase8 5Marla and 10Marla TOP CITY or B-17 30x60 E block and 10Marla TOP CITY or Dha phase2 5Marla N block and 10Marla TOP CITY.
Allah is the best planner and he knows what will be the best for us.

I would rather throw my money from the margalla tree tops then invest in top city. At least the monkeys may benefit.
In this budget you can buy a good location one kanal plot I, E-17/3 cabinet which is in ICT limits and a CDA recognized sector with Habib Rafiq development completed to a,good standard. Gas recently given but water supply so far on self boring basis.
Go for B-17 E Block 30 x 60 as prices are lowest...and I 16 30 x 60 as it is being developed better than I-14...
These are just personal opinions..
Agree with Matrix that B-17 is better than I-14.

Am really thankful to all of you. @Nadeem Ahmed bro actually am working in Islamabad so its really difficult for me to travel from DHA & Bahria Phase 8. That’s why i mention I-14 as option. Second i will build my home in next 4 to 5 years.
@Khan007 Can you please explain why Top City is not good. I have seen development work on ground and they are thinking to give possession in next couple of months.
Yes you are right B-17 is developed very beautifully there is no match with CDA sectors but it is more then 20Km away and still now chance CDA will start work on MA.

you may consider Bahria Enclave which is going to be good location for living if you are planning for own home, that is within your range, you can buy 8 or 5 marla plot there and is best among other societies as CDA's park enclave is also in surrounding with much higher prices and that area is going to develop very good and close to main islamabad.
I-14 is better than top city/b-17 as it is within or close to center of city with amenities and easy access to anywhere.
Gulberg is also good option for future living and development is comparatively better and would be better than top city/b17/i-14 and also a close location within islamabad better than top city/b17 and it will be a nice community in future with commercial areas, parks/greenery with good surroundings of develoed societies. You can easily afford a kanal or 12 marla plot here and prices will appreciate in coming years.
I would agree with Imran here. For your purpose and budget, BE or Gulberg are the best.
You should consider top city
Think about wapda town,its the best option.

You will find many options to consider.
Top city is not recommended because it is private society and not good track record. Same like RP. B17 is good but go for developed and possession plot because B17 has slow down their development work in blocks D,E and F.
Other considerable options are Gulberg, D17,ECHS,AWT and Pechs.

@Usman. I recently convinced one of my dear friend to sell I-14 plot and buy in Bahria Enclave.
No one knows Top City's developer and its standards of development. Suppose there is no electricity or gas availability or even water shortage, than how will you live in Top City?
Gulberg is also a good option.
Have you been to I-10? If you can live in such development than no harm in I-14. I hope you know that prices do not appreciateuch in I sectors except I-8.

Please visit F-17 MPCHS. You can purchase a very good location 30X60 plot in your range. Already people are living there for 03 years. Very good development standards and every facility available.
F-17 isn't a bad option Usman. Wherever you plan to make home, give a lot of importance to security.
Access is most important factor for properties in world but somehow security is most important in our environment which we usually ignore.
