I’m looking for investment opportunities investing in property. Can someone help me to understand the prospect of properties in:
1) lahore areas including bahria, dha, etc
2) karachi (bahria or other societies)
3) islamabad including bahria, dha, others
Also, want to know your opinion exclusively about:
1) green oak farmhouse (khanial builder project near chakri interchange and new airport)
2) al mairaj garden (al miraj, al meraj are also name of the same project). It is also near m2 chakri interchange, new new airport, closed to rawalpindi ring road)

The question must complement the information about the desired budget too. Investment can start from a few thousand to multi-million and beyond!
As per my view:
1) lahore areas including bahria, dha, etc.
2) karachi (bahria or other societies)
3) islamabad including bahria, dha, others
-- BT is having a down time in KHI and RWP in particular. Some are in panic and buying now may yield some healthy returns, provided you have the holding power of 2+ years for good return (in case the current litigation get settled down).
-- DHA KHI has a massive scam too with Sindh Govt gifting land worth 200 bn in just 3 bn PKR. NAB seems to be toothless when it comes to DHA.
1) green oak farmhouse (khanial builder project near chakri interchange and new airport)
-- Quite tempting and super cheap but with no NoC. They have NoC for may be 70 Kanals whcih is land for small residential plots but not for their farm houses so future uncertain as RDA is going hard at societies with no NoC these days.
2) al mairaj garden (al miraj, al meraj are also name of the same project). It is also near m2 chakri interchange, new new airport, closed to rawalpindi ring road)
-- Dirt cheap, so any loss will not make any serious investor loose their sleep and well worth the risk. Since its so cheap that one doubts if even they will be able to deliver in next 10 years.

CBR 2, Kohsar View (both available on installments and RDA approved)
Zone 2 is a god option too.
Adyala Road or Chakri area, I would prefer only those with NoCs

Apart from your conclusion, whatever you said was pretty rational. I don't know why 12 users have disliked your opinion. Do you have any idea about it?
Anyway, are you an estate agent? How would you evaluate the current investment opportunities if the budget is increased to 2.5 fold of what you proposed.

As per my preference, I would consider two thing before any small or big investment, that may lead to slow growth but stability and risk free that is vital in a time when you have tens of new societies emerging each passing day.
- NoC from respective authorities
- Possession property
*For 2.5 million, I would have gone for either of the
CBR 2, FOECHS, B-17, Phase 8, University Town, AWT
* personal preferences

AWT looks attractive to me due to Armed forces project
AWT is a good option and with possession.
As a general rule, I would say possession plot sometimes expensive, needs lump sum payment and less %age of return. File based property can be purchased with low amount, can return good profits but is always prone to lots of risk and sometimes nothing delivered.
All the big names including BT, DHA had their fair share of looting common people out of their life savings. DHA being affiliated with armed forces has delivered but is also involved in one of the mega scams and corruption.

- DHA City, LHR
- DHA Khi acquiring land worth of 200 bn in only 3 bn PKR from Sindh Board of Revenue.
Moreover, the way DHA acquired land from the locals is sometimes very brutal. I would say 5 marla possession is far better than 5 kanal in files. Big names have big scams too!
Nowadays best investments seem to be land on or near cpec routes…cpec or no cpec, places like Gujranwala etc, people are minting money just on bianas…
