Where to invest in rwp/isb area

Hello experts, what is your suggestion of investing 10-20 lac in rwp/isb area for long term? Looking at dha, bahria, gulberg areas. What phase and blocks should be looking for?

Multi is house of issues and full of liars,don’t believe liars until resolve remaining issues where thousands of people are suffeing,this is first brand who sold out village and vallagers to innosent people,fake project with fake maps.

I would suggest FOECHS possession plots of 12 marla - ready to build with all gas, power, sewerage facilities already available. It is touching CDA sector I-16 with better standard of development as compared to CDA but lower price.

I believe this is the ministry of foreign affairs, correct me if i'm wrong. I did like the infrastructure development which is clean and nice. But my only concern was the access to reach it through I-14, I-15 and finally passing through I-16. The roads were very bad. Is there other direct access planned in the future?

your budget is good for DHA Valley and it is long term too. I believe 3 to 5 years for possesion.

Agree with Khan sab Bahria phase8 is best in 2Million M,N or L block.It's safe and bright future.

B-17 E block also safe and bright future but at the moment management don't want to spend money for land for double road which will pass D to E then F block.Allah tala Multi management par apna reham o karam farma ameen suma ameen.

Nadeem Bhai, M-block is being under development now. One of my friend visited M-block two weeks ago, he talked to site engineer as well who confirmed development would be completed in next 4-5 months. I also talked Saaed sb (Agent) who informed me the same thing. Machinery is working in M-block right now. Awami Villas connecting with M-block will get possession in next 2-months.

Asad malik, roads in all CDA sectors are bumpy and full of craters for a few years. When it gets sufficiently populated, CDA will re carpet the roads. This happened even in G-11 but now it is fine. G-13 has had pathetic roads for a very long time but now they are starting the carpeting process.

The same will happen to I-16. So once I-16 gets populated, Foechs prices will rise necessarily because you cannot have a big difference between adjoining areas. This is why I think FOECHS is sure-shot investment opportunity. Currently the gap between I-16 and Foechs is unnaturally large. It has to narrow down as time goes by. In fact if you look at posts on this forum (in foechs related threads), you will notice that two years ago, 60x90 plot in Block A of foechs was 20-25 lacs; now the same plot is 45-55 lacs depending on location inside A-block.

This is proof that the price of good 60x90 plot in foechs was 25 lakhs. Now good plots in A block are going for 50 lakhs and excellent location plots are even more. Average or even less than average location plot in A block is not less than 45 lakhs.

And by the way, a new road is being built that will go from Pindi to Thallian Interchange and then to the new airport. This road will touch FOECHS Phase 2 which is touching Phase 1. This new road will be a secondary route to the new airport for cargo operations. The main route will be Kashmir Highway.

Paki-1, Thanks for the detail information. Good to know that they building alternate path for Foechs-phase2. A better comparison would be 8 or 10 marla plots in Foechs if they exists to I-16 as it does not have bigger plots of 500sq or 600sq. I personally like the development standard of Foechs compared to I-16.

Yes I do recommend Phase 2 but I think Phase 1 is better as it touches a CDA sector and the price will have a direct proportionate relationship. Market forces will simply not allow adjoining areas to be too far apart in price - especially if the distance is a few meters. So the closer you are to I-16 the better will be your investment inshaAllah.

You are right and it's very true machinery is working in M-block for developing roads but it will take time 8months to 1year for fully developed with possession.

I think for most opinions Bahria Town Phase 8 M,N, or L block are safe for now.

What about Gulburg Greens? what are rates there and how what do you think about left side of highway. ( Right is Bahria and DHA )
