Dear all, i need to buy plot rawalpindi/islamabad sectors in the range of 5-6 million, size 35x70.
Purpose can be to build home for residence after 3-4 years or for investment point of view as well to have hard cash by selling plot if it is required during this period.
Kindly advise

1-Dha Phase-3 Sector-A,B 5 to 7 marla
2-Bahria Phase-8 which is good for living purpose and i hope you can find 35x70 in L,I,G which are in possession up to your budget but don't think for good return as for investment point of view.
3-B-17 E and F block as for investment or for future living.
4-Gulberg Residencia T block which is developed
5-CDA I sectors I-15,16 which are purely for investment point of view.

Just to add on to Nadeem bhai: consider gulberg residencia possession blocks as well.
CDA sector I-15 are good for investment and one can expect good returns in the future.

In my opinion T or some area of V is good for investment point of view because it almost developed and cheap if you compare blocks close to D markaz.For investment always think cheap and safe options.In above budget you can find 35x70 in T block otherwise i don't think someone find 35x70 close to D markaz in developed blocks.T and V is touching with naval anchorage where prices are very high and i hope in future it may get second access.

Thank you for your reply naeem bhai it's my first investing and I have budget of 55 to 59 and want to buy a plot of 7 marla for my future investment so should i go for 7 marla plot in block T or B-17 ?
Ps what should be price of good 7 marla plot in block T

Thanks a lot for your valuable advise. I have made my mind for B-17, E block near to markaz asit seems good for investment and i may hold it for future living as it would be nearest to my daily travelling to job site.

For good return go to Gulberg residencia T or V block which is still reachable.T is little far to D markaz but it fully developed once Gulberg expressway complete to T side it will be double.
E is also safe and complete with possession and lot of people are start living there.21 to 2700 series around markaz price tag depend of location and category but don't depend on map.you must visit then decide.

Sir still i have two plots in C block which are at very good location but i sold F block plots.I invested in 2012 and Alhamdulillah i earned much more than MPCHS B-17.I pulled my investment because of Airport show completed now my focus on RRR side like Adiala and Chakri road.
TC or MC is good for genuine investors who like to live there in future.I think it will rise like Bahria Phase-8 gradually but i don't think Chakka laga ga.

I can't understand how a plot in D block of top city can jump to 75 from 50-55 with in 3-4 months. This is the price quoted when you go for purchase.
I don't know about selling in top city as i have no experience. But most commonly when you are selling, dealers are always quoting less.

All over Pakistan current boost in prices is due to construction related Govt policies & specifically in TopCity1 there are some other positive steps taken by management along with good construction activity thats why TC is performing well from last few months.

what good steps govt has taken please highlight some of them so that general public may know about them.
Also tell us how is to invest in non develop blocks of top city as A,B,C,D are already sky rocketed.
