Where To Invest... 40 Lac

Salaam,

I'm either spoilt for choice or hesitant... Either way it is not going to stop me from investing 40 lac on short or long term basis.

Eventually I want to find a suitable plot to build on and make it a nice home, but until then I just want to flip.

However, my problem is I'm looking at the current plots like I want to live there, and as an investor that is obviously a bad mindset.

I'm living in UK all my life so my local knowledge isn't great, but I want to invest in Islamabad. Question is where and what size plot... Single plot or multiple plots... B-17 because it's perfect but D or E? Or is C still the better place to invest? Mumtaz or Top City as they are on New Airport's doorstep, or is that too risky? Or Bahria... Because it's Bahria, or is investing in Bahria not not such a good proposition compared to all the other options?

B-17 would be my first choice, but a lot of people are worried about what land is MPCHS's and what isn't. So is it still wise to be investing there?

Have read a lot about Mumtaz and Top City also, but then the questions surround the airports road network is throws up some red flags... Is it a wise choice or will the 40 lac just be locked there for God knows how long...?

I've read a lot of good posts, but majority of those began a good few months back. Circumstances have changed now and I want to invest in the coming weeks. I keep read that it's the perfect time to buy, but where?

Can increase to around 50 lac if something really nice is available but prefer to stick to 40.

I don't know... Maybe this question will not get the answers I'm looking for, but either way, thank you for reading. Any advice is better than none :)

B17 is a good option specially earlier blocks except D. However personally feel that not much juice is left with it as it touched its peak at least for near future it doesn't have any charm. MA may boost prices but it has long way to go.

There is nothing solid on ground in TC and good development standard is being maintained in Mumtaz but possession is given in only chanab block. TC will be benefited more by the access on Kashmir highway but so far nothing on the ground.

In the surrounding area cabinet division has good potential and current prices are reasonable as compare to b17. Though a bit long term but it can grow substantially in future. Rest Allah know better.

If you want truly safe investments with good returns the first, crucial step is to define both “safe” and “high.

I think the situation in these days, votes are going to zone 2 because Airport is final already.

There is a big advantage for those housing societies which are near by Airport area like Top city or Mumtaz city so it's good time to invest over there i hope inshaAllah it'll give you good return.

I think 8 marla in Bahria Enclave Islamabad to me looks an ideal investment option and would also be good option for living in the coming few years. In Sha Allah.

In B-17 C-Block plots with possession could be a safe and secure option.

CDECHS is also not a bad option.

CDECHS and F-17 (TNT) size 50x90 would fall under your budget being safe and with potential growth.

You should diversify, buy 7 and 10 marla plots in B-17 E block, plus 10 marla plot/plots in E and F block of Top City 1.

E 17/3 has good location, firm ground, nice view but… Seniors… Its being developed by Cabinet Society and we all know the pace and interest they take in development…I personally feel its a long term investment around 5 years, to give any meaningful return…

You are absolutely right Matrix about Cabinet development pace as evident from their past.

Yes mr Khan , i visited there around a week ago, and there was no meaningful new development going on... However the current price if u can get a good deal is very attractive.. M A and Kashmir highway and Tarnol flyover can have a good impact...

What do u feel about a 1-2 year investment here?

Matrix Bro, 2 years look to me good time frame for decent return…
