Where to invest 1,500,000?

Dear all, after having 3 bad investments in islamabad.I need your expert advice to safeguard my new investment in Islamabad. I can pay 1,500,000 cash with 35-40k instalment per month. Your expert advice will be appreciated.

Sorry to hear you had bad experience with Islamabad market. If you don't mind please tell us about the societies / projects you had invested in but could not get required results. It will help many of the new investors to avoid such bad projects.

There are many projects in ISB/RWP where you can invest your intended budget. PECHS, Top City, Mumtaz City, Gulberg Residencia, AWT, Commoners Sky Garden etc are some of the projects which can be considered for investment.

Multi Residencia

@PK1, Thanks any idea of price? Is it installment base investment or full amount to be paid?

Both options are available.

For 15 lakhs, you may be able to buy an 8 marla possession plot if you are lucky. Prices are down these days so it is very much possible. For this you have to buy in open market through property dealers who deal in Multi.

If you want installment options, you can buy from society office. On instalments you can get a file for a bigger size.

But personally, I would advise lump sum purchase of possession plot in developed blocks A or B of Multi Orchards & Residentia.

Dear u invest in proper cda sector it will not harm you. I suggest u 2 good options on installments. One Emporium shoping mall in F-10 markaz and other in E-11 Fortume Empire both on installments and a secure future investment.

Dear please be aware of Multi. Better to avoid as it’s far away from islamabad (some60+km) on jhang Bahtar fateh Jang rd don’t b fall fool by multi promotors and read about B 17 saga by Multi. Rest it’s your money your decision.

If you will find possession plot of this standard any where in Pakistan in Rs 15 lacs then go there. Multi Residentia is the best option. It is 50 km from zero point Islamabad. This is reasonable distance sir for this price. And drive is excellent on Motorway. Wah is only 5km away for good schools.

Multi Residencia is not in Islamabad. Being close to the motorway is a big plus but the distance is quite a fair bit. If you can raise your amount to about 16.5 lakhs you can get a 7 marla plot in Gulberg which is by Far superior to multi in terms of both location & development. In your existing budget you can get a file without plot number but its better to go for a file with number.

Wapda town and AWT at sangjani interchange are also good options well within your budget as they have fair potential to rise. If you are investing for long term (minimum 5 years), DHA valley bluebell block is also a reasonable option.

Go 30x60 or 35x70 which ever you find in E-18 Gulshan-e-Sehat better populated and good environment in your budget range and have the possession plots in this range

Multi Redidencia is bad choice.

Gulberg is much better option.

In options of Gulberg, Top City and DHA valley you get files I.e. Piece of paper. In multi u get plot I.e. Piece of land.

Actually you can get a possession plot of 5 marla in Mumtaz city within that budget but until the whole airport road issue clears, its almost as bad as multi residencia.

If you can go for gulberg it is best, otherwise definitely AWT or wapda town.
