I am visiting islamabad in july 2017 and need your valuable advice to invest 1.5 crore (all incl).
Potential areas in mind as advised by friends are g-13 & g14/4 but prices seem too high.
Any other location with possibility under cda?

In your budget, for CDA sectors, the reasonable sized plot can only be bought in G-13, G-14/4. In the case of CDA sectors, better is to go for developed plots with possession.Try to increase your budget a bit and fetch a 40x80 plot in g-14/4 as the sector is at good location with reasonable tag.Key is to avoid underdeveloped sectors and try to fetch a reasonable size not a small sized plot.

Every time i call advertiser, 1) they seem to be increasing rates by every hour or 2) it seems they just want to include their 2% commission instead of giving a good deal.
So what price range should i consider in G-14/4 in July 2017 for 40x80 and 35x70 ?
Muhammad Bilal..Sir don't worry in such case.It is the usual job of the people especially the dealers dealing at Islamabad side. Don't go for typical advertisers as they usually dont have plot with them and will just beat around the bush.Every time you go to them with biyana, they will tell you that either the plot is sold when you were on the way or the owner is getting more than what you are offering.This is the typical practice in Islamabad.If you are definitely interested, i can give you a link of a reliable person who is gem of a businessman dealing in Islamabad property.The person is too good to go with and he make it sure that the deal is finalized in the presence of buyer and seller so that no chance of miscommunication especially regarding the price remains there.
Bilal Sir..In Islamabad,people prefer to get 40x80 over 35x70 because one can have a kanal accommodation in the house and also the increase in the case of 40x80 is much better in general. 40x80 is considered a very ideal size in Islamabad. 40x80 in G-14/4 should cost you around 165 to 170 (not a category plot) for a reasonable location level plot.Only go for a pindi face plot because this is what makes your house well ventilated and offers very ideal light passage and makes the house look brighter.

Muhammad Bilal, some tips.
Never talk money about a plot with a dealer rather ask him to bring the real owner in front. And discuss final price with owner.
Don't pay biyana/advance/token to dealer/owner instead finalize deal, pay complete amount on the day of transfer.
Tell dealer that you have a plot and want to sell then he will tell you the right price
Always have borderline limit in your mind and be ready to leave the table even if you like the plot too much.
Don't just go for g13/14 for one plot. Go for smaller plots in disperse locations. It will give you more room for maneuverability of your money. I.e. Bigger plot engages all of your money.
Some good options include but not limited to (however they are not in CDA) Bahria enclave, top city, DHA2
Bahria town Karachi is also very hot these days if you are not limited to isb.

Thanks for Pindi facing info. But how to evaluate on the G14/4 map?
Further, i want to invest for capital gain and got two options;
1) Fetch 40x80 plot as advised by you and friends.
Or
2) Go for 25x40 or 25x50 Corner plots in G14/4.
Which one can serve the purpose of Capital gain plus easy sell out later ? let say in 2 to 3 years.
Appreciate your evaluation with some backup points.
Ehsan Sb is right…I tend to disagree a bit on one point and that is to go on the borderline figure as one can never have a good plot with such aspirations.Instead go for a reasonable figure.No genuine owner with good plot would leave his plot for a borderline figure.
Since you are confined to islamabad only,that is why i suggested to 40x80 as smaller plots like 25x40 are already very expensive and have very less room for growth.
Bilal sb, to me buying smaller plots at ultra expensive tags would reduce your profits margins.e.g if you but two 25x40 plot (totals to 8 marla space) at good location for 15 million (supposedly) then why not to have 12 marla space by adding a little bit of money.Smaller plots have customers who have budget constraints and they are already very expensive, hence i feel the less room for growth there.Big plots are usually targeted by well to do individuals and that is why i feel that it has more room for growth. Btw it is just purely my analysis and one can disagree.

Reason Islamabad (and G14/4 coz of budget & CDA) is coz of secure investment and CDA name when i sell plot later.
Bahria Encalve & DHA2 are good also but not as good as CDA in capital gains and easy sell out at later stage.
Karachi is not my cup of tea at all. Thanks for advice though.
@ Muhammad Bilal; If you want to go G-14 for investment purpose, choose from G-14/2 and G-14/3. These sub sectors are in development phase, and in fact possession is being done already in phases. I recommend to go for mix of smaller plots i.e. 25x40 and 30x60. I can share current market prices if you like. Don’t go G-14/4, that is too expensive. Development of G-14/1 is not started yet, even Housing Foundation has not acquired the area as yet so keep away from G-14/1.

I don't think G-13 or G-14 will give you any "capital gains" which you are aiming for. Price are already over-inflated.
Try to go to top-city or similar other place where there'll be a game-changer kind of factor in play.
Property market saw last boom in 2012 and ever since prices have been same (give or take). No one seen any major returns in almost 5 years except those places where something extra-ordinary is going on. Like new Islamabad airport or major road network etc. Etc.
So just keep this in mind and be smart with your money. I am also thinking to start some kind of business instead of parking money in real estate and not achieving anything.

In my opinion don't invest in G-13,14 because prices are already high.For investment point of view always go to small plots and cheap side.
