Where To Buy With 40 Lac

I am planning on building a home in Rawalpindi/Islamabad region. My budget for plot is around 40 lac, it would be nice to know where to buy the plot to build the house.

You can find one kanal plot in CDA sector E-17/3 under Cabinet Division Employees Cooperative Housing Society (CDECHS). Very good location and solid investment. Development standard also good.

Rawalpindi or Islamabad both are not good for living. Because The expenses and blocking of road, when some politics party do march against govt. Best option is Lahore. Lahore is the Best City in Pakistan and the Heart of Pakistan. So i will suggest you buy a plot in Lahore in that Ares

1) Samnabad

2) Muslim Town

3) Birdwood Road Jail Road

4) Lawrnace Road (Near China Chowk)

that are the Perfect location for living with Peace and relax of mind

one of the best place is Bahria phase8 for Home construction you should visit before invest in plot.

A couple of good suggestion above related to ISB/Pindi.

My pick would be a 50x90 in E-17/3 - which would fit 3.8-4.5 million depending on location (buy possession plot)

Or DHA 2 Sector P - 50x90 in 4.5 million (possession not yet available though)

Or Bahria 8 - 10 marla in roughly this budget.

I totally agree with Waqar sab,

Dha phase2 P block is better for future (non possession)and other hand Bahria phase8 possession area is also good option in this budget.

Just curious - A lot of suggestions to buy in E-17/3. No doubt a great location (the next closest sector to G-14 after G-15/F-15) but we all know that this place is going to be deserted for next few years (probably no less than 5 years) simply because of a third-class management. While a sector like B-17 which is just 6km extra travel on G.T Road has a more robust management, better standards and prospects even without MA.

When I look at Islamabad highway people prefer to travel extra and live in DHA-2 vs other small societies which are relatively closer to Islamabad. Does that make any sense?

Gohar sb - many suggest E-17/3 due to its potential - I have tried to break it down based on what I see.

1) Location. It will be in the middle and will get advantage of both Kashmir highway + Tarnol Expansion as well as Margalla Avenue. Widening of Fateh Jang Road (whenever that happens will also benefit it too.

2) Value for money. You get 50x90 plot in 40% of price of G-15 (while being only a few kilometers probably 3). Approx 60% of price of B17.

3) Quality of land is good for construction. Solid ground and not much filling. There are some streets that are deep but even they are left as-is - and not filled. One example in comparison in B17 which has many filled areas and you have to be careful buying something for construction purpose.

4) Quality of air. This also matters if you intend to live here. This pretty much comparable to all of zone 2 but better than the societies near crushing sites where there is lots of dust in the air.

5) Quality of development. It is OK - not comparable to B17 but can be compared or better than G-15.

Bahria phase 8 is a good option for you. It is the time to invest and make your future safe. We can help you out in construction and designing. Just inform us after buying a plot over there and next is our responsibility to entertain you.

Thanks a lot guys, does anyone know, when the possession of DHA phase II P Block be given, is it just the files at the moment?

Ghazanfar Sb - no idea on the final date of possession for sector P. You can check with DHA office. Earliest possible I can think of is end of 2015 or 2016.

If you can raise your budget to 5.5 you can find a plot in nearing possession area in Sector N or Sector M (i.e. Streets currently being cut or developed).

@Waqar sb. I Totally agree with the E-17/3 business case in terms of price, location and topography. All these external factors present a very favorable case. The problem is the internal factors. As soon as you visit the site and look at the society's history, you realize that the place is deserted and there is no chances of it being developed in next 5-10 years in terms of "% of houses built and commercial activity". So you are looking at a place that is not going to see any action for a v long time simply because of poor management. So my concern here is that one will get stuck with its investment. And I am afraid that it may be just like another Z-2 society with great potential but dragging on its heels forever. We all know that most of the Z2 societies have been the worst performers if you look at the last 2 decades while the whole DHA and Bahria got developed in Z5. So B-17 was the hope for Z-2 that it may turnaround things here.

......Anyways,I am no expert and could be totally wrong, these are just my thoughts. Let me know what you think.

@Waqar sb: Any idea - How bad is the crushing noise and dust cloud in Block “B”? Is it really bad or something that you can compromise with?

@Gohar - yes actually everyone would have their own way of thinking and consider one thing important than the other. For seeing more construction I think we will have wait for next 6-12 months to see how the house construction activity picks up. There is first commercial project Marriam Arcade already in progress - and some houses in construction already.

Next 6-12 months are important due to Tarnol Expansion getting completed in this time frame - which can reduce the drive time from main Islamabad by a good 10-15 minutes. From G-11 signal - CDECHS gate is 13.2 kms. So once the congestion on roads is taken away, we should see more construction. Kashmir highway is already expanded - and now with Tarnol Phatak the last bottleneck will go as well.

B17 is a great project for investment due to a very strong dealer network and quality of development - same business model like Bahria.

The blasting noise is something that is even audible at E-17 as well. The dust cloud is something that concerns me if I consider for personal living but that is me. You can visit in the evening and see if you are ok with it.

CDECHS elections are due this year - but hard to predict if management will change or will sustain this :)
