Where to buy in i-16

Aoa respected members,

I have around 6 to 6.5 million pkr investment, with this amount i guess the safe and secure investment is in i-16. Could you please advise me which sub sector of i-16 will benefit more in future? I have already an investment in i-16/4 which appreciated a lot since last six months.

In 6.5 million you can buy a 25x50 plot in I-14/1 better go for that. As its more populated and more accessible, and prices will keep increasing as the populations is growing fast. If you still want to buy in I-16 than go for I-16/2

Thanks for your advise Nadir sb, i have checked 5 marla on zameen.com the price tag for 5 marla for some plot are 7 millions and some are 8 millions

My pick, if one has to go for 16 is 16/4. The Reason:

-- 16/2 is more expensive as its most populated of other sub-sectors. However, coming from 14 or lets say 16 entry 16/2 is away compared to 16/4. Not a big difference but still and here is why ...

-- 16/4 is whats closest to the Markaz. The plots closer to Markaz will escalate fast. Though Markaz, as of now is a far stretched reality.

For me, best value for money in 16, as of now is 16/4
- right at the entry of 16
- right opposite to PHA Apartments
- closest to the Markaz

14 is gaining good traction but considering the budget and percentage of return 16 fits the bill better ...

I think I-16/3 will be better option. It’s population and prices will increase relatively more once the PHA flats are completed and handed over

IMHO, with those much of PHA apartments 16/3 will be too congested and also not sure how level 16/3 land is …

@malik bro you visit I_16 sector on ground what’s the reality? As per your information price 25×50 falls between 5.5 to 7 million is this a genuine price? I mean this price only at property websites or some real customers buying at these high prices.

@mohammad brother I am an overseas Pakistani and don't know the ground reality as I said earlier that I have already an investment in i-16/4 a dealer contacted me and offered me 6 million but I believe that the market price of my current investment in i-16/4 is 6.5 million. I refused his offer because I want to hold it for maximum gain.as long as prices are increasing i dont need to switch my investment i dont visit Pakistan frequently especially after pandemic and its bit difficult for you if you are not available in Pakistan to switch your investments from one place to another

Secondly my query was for another investment within the bracket of 6.5 million pkr

In I-16, I-16/2 and 4 are better to go. If your main purpose is only ROI not construction then even other sub sectors can be considered. The most unwanted one i-e 1.16/1 is also on the boom and you would not find any thing less then 55 there as well.

In term of Juice, Stretch yourself and try to buy something in I-14, should be level land and it will give you good ROI in months due to current infrastructure developments and Rehab work. If you cannot make it for I-14, then I-16/2,4,3 and then 1. All would in sha Allah prove better.

You might also look into I-15/1 and 2.

in I-16, as already mentioned by bros above...I-16/2 is most expensive mainly bcz of no of houses and a bit heighted flat area...then comes I-16/4 which is also good but no of houses not as much as 2. 1 is not recommended bcz of sewerage treatment plant given on map and 3 has lot of depression area.

@Khalid Sahib as i mentioned i am not available on ground which sub sector of i-14 has more juice and and how much investment should i stretch according to it ?

Thanks imtiaz sab for the update, malik sab regarding the i-14, i think i-14/1 is cheaper and has more room to grow as that area is less cluttered with more parks and open space, area is very level, on one side it touches i-15 on other side it touches taj residentia so more peaceful environment than 3 and 4.

Yes, to add to Nasir sb’s points, long pending work on Service Road North has also been started so that adds to the access of I4/1, even if other access points discarded, considering worst case scenario.

As suggested by forum members I-14/1 is good to go as per current rates, I -14/3 is more expensive due to Ripah University impact. Key is to buy level and good dimension plot. Remember, in I-14 there are very odd dimensions exists. Buy proper dimension plot.

As far as juice is concerned, I rate every opportunity as "juicy" as of lot of news and happenings in the belt. Buy any thing any where from I-14 to I-16 level plot and reasonable location, it will definitely pay off.
