Dear experts,kindly need to suggestion where to buy a 25*40 plot , either in d12 or g13 , please mention your opinion in following perspectives. 1) if build a house and rent it. 2) for personal living 3) land prices may go high in future 4) water issue (heard g13 has some water issues) 5) location , some one told me in both sector my desired plot will be around 80lacs , kindly also put some comments on it as it will really help me. For rental purposes the investment don’t makes sense to me since after spending 11.5 million for a double storey house, you would hardly get the rental amount of 40k plus keep in account the depreciation+taxation+maintenance and upkeep factors.Waters issues are there in both the sectors and in D-12, there is literally no water present beneath. For personal living, both sectors are just okayish and also, the size is too small. Land prices would not take a big jump since they are already expensive.Natural progression will be there.
I meant some places or some parts of d-12.

Will it be good if i spent this amount by purchasing a good commercial shop and rent it , in that case i may get rent plus rise in shop price.
I am outside the country and want to invest my hard earn saving as condition in gulf is also not suitable so in case i come back Pakistan after leaving gulf i may have some source of income.

D-12 still has good investment potential. Rentals will increase tremendously in D-12 and that will also boost prices.
For rental purposes you can also consider G-15.
One can safely imagine hiw tremendously the rent of a 25x40 house can increase.
Masaud sb purely for rental purposes, i would look for a safer commercial shop option that has the capacity to draw the rent of atleast 55k per month or another safer option can be a flat in a sector like F-11 where rental potential is good.

Sir its always better to get a commercial property as in the commercial hub,property rise is considerable plus rental income is also good.Its better to get a good shop in any upcoming residential area.Remember that by investing an amount of 11 million,you should atleast get a rent of 55k monthly.

Dear experts can you pls just give some remarks on my decision, I want planning to buy 4.4 marla in g13 but after visiting pakistan I changed my mind and bought 1 canal good location plot in b block of b17 as I noticed in next three to 4 years prices may go more high in b17 than 4.4 marla plot in g13 whose prices is stable at around 80 lacs from more than a year.
For how much u bought the kanal in b17 ?
