Where to buy commercial in islamabad ?

Dear all i am looking for a commercial opportunity in islamabad. My budget is not more than 10 million at the moment but i can increase. Any ideas? Thanks in advance.

Pak-1, what is the size of these commercials, how many stories can u build and what is the exact location. Also what is the total duration of payments.

Isloo, the location is the outer edge DHA-2 near sectors A and C facing GT Road. It is opposite Lignum Tower, near World Trade Centre, adjacent to the main office of Al Ghurair Giga and next to DHA Gate 2, Gloria Jeans Coffee-shop. It is on the road coming from World Trade Centre called Sheikh Zayed Road.

The size is 5 marla. For GT Road facing plots dimension is (32.5ft front x 35ft depth) while for middle lane plots facing GT Road, the dimensions are (35ft front x 32.5 depth).

You can construct 7 stories including basement and ground. Currently, you get a receipt from Al Ghurair Giga but once you complete instalments, you will get allocation letter from DHA.

For Middle Lane plots, the down payment is 68.75 lakhs, and you should pay 3 more instalments of 68.75 lakhs each in one year so that total cost is 2.75 crore (but you get a rebate of 3-5 lalks upon making the down payment). For GT Road facing plots on Sh Zayed Road, the price is 4 crore (it started at 2 crore in 2013). Very healthy price growth seen already.

The plots are on a slope starting from GT Road going down to Lignum. So Sheikh Zayed Road is 6 ft below GT Road. The plots in middle lane are 9 ft below GT Road and plots on back lane are 18 ft below GT Road.

The commercial plots are surrounded by high quality posh Lignum apartments and shops so population density of upper middle class is very healthy from self business point of view. Also main DHA-2 is nearby and access is available from GT Road as well. Good quotable address for business.

Nice Street lights and good pavements are already built and you get immediate possession whenever you can pay up the full amount. One tower is already built.

I recommend the middle lane for best value for money because it is reasonably priced at 2.72 crore (with rebate).

Downside is that already many commercials in the region including World Trade Centre but some see this is positive but both points of view should be considered. Also, good parking is not available in front of the plots so you have to park on pavement or the customers have to go to parking plaza. If there is expansion of GT Road then it will eat into the existing slope green belt between Sh Zayed Road and GT Road.

On the positive side, it is on main GT Road and also in DHA-2. Located very near many big residential projects such as Zaraj Housing, Bahria Phases 7 & 8 and DHA itself. Plus commuters on GT Road will also be potential customers. And a secret: Instalment plans can also be rescheduled if you face difficulty and no immediate plan to impose penalty if you keep paying as much as you can.

Since early 2013, we have already seen nearly 100% price appreciation.

What is open market rate now?

This is interesting. You say price appreciation is 100% since 2013. Is this in relation to these plots? Also are these plots at road level or below?

Plots are on slope but not below road level as the front is at road level then gradual slope. Any way it is below GT Road level.

Price appreciation is nearly 100% since early 2013 but this is price fixed by Al Ghurair Giga not purely market price. In 2013 they released similar plots on same road for 1.5 crores. Then they released for 2 crores. Now in November/December they released the plots now developed on same road for 2.7 crores. These are all middle lane plots. In GT Road facing options, they were released initially for 2 crores now at 4 crores minus rebate.

So you can see a price appreciation of almost 100%.

Isn't the competition too much in algurare giga?

I mean too many commercials in the area plus the gt road ones?

Yes competition is fierce but customer access is also global due to GT Road, Lignum, DHA and nearby residential localities. Unlike internal sector commercials where the only customer base is surrounding population.

There are Commercial Shops in Mall in I-8 Markaz as well as F-10. I would recommend for CDA sectors where there is no risk of projects getting flopped.

I like plots better than shops because plot gives you a number of shops. Also, there is less freedom with shops.
