Hi,
I have a budget of 2.5 million to 3 million pkr to invest into a shop for rental income. Please advise me where can i buy one. I am preferably looking into isb and rawalpindi(saddar) or bahria town or dha. I am looking for something safe which can get me good rental income. Is there any chance i can get into new malls being developed and is is also possible to get it on installments ?

Brother i cannot pin point the location but in general its very hard to find a good shop in this budget. You may need a budget of 60 lack to find something good.
@Naveed where exactly I can get it in 60 Lac ? Location. Currently are there any new projects going on which are offering it on installments.

Another way of investing for a sustained income is, buy a 15*20 commercial plot in BT Rawalpindi in safari valley at <30 lacs. Gather some more 12-15 lacs, build a mini plaza and you will get a good return, probably the best in present times.
Dear Abdul Qayyum sahib please shed some light on it how much is the investment how much can you build I.e just the shop or apt on top and how much is return?

Presently you can build ONLY two floors but there are news that 3rd one will also be approved. Better build basement and ground and keep steel protruded from the roof. If 3rd one is approved, you will get another source of income. For two floors with basement, you need more money as basemen is always expensive, may be 18-20 lacs for two floors ground and upper flat, you need max 12 lacs with quality construction.

You can find shop 2.5 to 3.5 Million in Bahria town Hub Commercial phase8.Rent will be 15k to 18k.
You can find some good options in Dha phase2 and in Bharia phase 1 to 6 with installments.

Atni basement par be 10 to 15 lakh karcha aa jata ha according to new Bahria law.

I do not have experience of constructing in BT but even if you get Rs 3,000 per sq ft for basement:
15*20= 300
300*3,000=900,000
Shop @ Rs 2000/sq ft
15*20=300
300*2,000=600,000
Total: 15 lacs both
Everywhere else basement does not cost more than Rs 3,000/sq ft even with compactor usage!
It means BT is not expensive, it is hugely expensive?
Bhai app sand test karao then civil consultant will decide.As you know Rafi block crack issues Bahria na private consultants ko d da dia ha.
App basement ko to bool jao because iss par kam az kam 7 sa 15 lakh depend on filling.
