Why there’s no authority in pakistan to assess true market value of properties? Dealers/sellers ask what they like. This makes buyers confused.
Exactly,we cannot excess the true values and conditions regarding price, and other accessories because of the majority of such numbers existing in society which wants to earn excess of profit and earn money by hook or crook.
I wonder if this issue can be picked up by the developers of the schemes, e.g. DHA, Bahria Town. Thus way no one can over charge and deceive buyers and sellers. I am sorry to say that professionalism in the dealers is much to be desired for.
There are some evaluation firms in Pakistan who work for banks during loan on a property. Surprisingly they are quite non-professional and they just act as paper fillers.
Development agencies like Bahria and CDA do not want evaluations as investors will not be able to manoeuvre and manipulate market.
TOTALLY agree with all of you.
Yes its true we cannot change the devil mind,BUT gov can regulate such practices.
WHY not bring transparency in real estate, by just legally binding the society concerned, for opening a huge sale/purchase office of the society by the owners of the societies, with regulators, and where owner/purchaser make a deal directly and society makes the paper and transfer work, and charge only the transfer fee.
WHY these cunning peckerheads (dirty dealer/agent mafia...NOT ALL )be allowed in first place to manipulate the market?
