Only document needed is the original allotment letter of seller. It is taken by the relevant society and they issue a new one in the name of the buyer. You need to pay the transfer fee (varies according to society and plot size). Need to pay WHT on MV of plot (usually in a National Bank branch). You need a sale agreement. Either submit a copy or the original to the society. Some societies have their own documents they you need to fill. Varies according to societies. Dealer will prepare all these things for you. Infact all this can done by you. Dealer will mostly be helpful in finding a buyer or seller. Other than that if you are educated you dont need a dealer at all.

Both the pratices are common. Dealer may milk you for the documentation separately. However dealers do absorb the cost (and they should too).

I'm not sure about AWT transfer procedure, but If you have the allotment letter and your CNIC, the rest should be done by the dealer (basically a couple of undertakings on a stamp paer).

But it should be done by dealer otherwise how he can justify his commission… Why an individual contact with dealers because he wants to save his time. Also, its dealers responsibility to safe buyer and sellers in all respects

Naeem bhai i think there is no need to separately pay for documentation work. It does not make sense. A dealer's commission is 1% which usually is payed after the transfer has taken place. There is no rules or practice governing plots transfer. If you will go as according to what a dealer says you will find yourself in an unfavorable situation most of the time. Just do what seems correct to you and for that you should communicate with the original seller. The dealer is just a bridge in between. Do not completely rely on a dealer because his interest is only in the commission he will get.

According to my observation dealers try to make it complex and earn from every stage..otherwise process is not complex.

Like one dealer was asking me i will get money for all stamp paper

I recently bought a commercial plot in soan gardens. I bought it just before elections. It took 4 weeks for electronic allotment letter to arrive. However, it states 'provisional allotment letter'. It has my photo on the letter and shows im new owner, however, I was wondering is this the final letter?

I asked the dealer who bought plot from, he said hes not sure as society may have issued this provisionally as they might move the plot location at any time, thats what he said.

Can anyone advise? Is this normal? What should I do at this stage?

Everyone have to pay stamp duty money , cvt if applicable , transfer charges while buying a plot first thing . Charging for documentation is different thing it is when dealer ask you more money than stamp duty , cvt and transfer etc charges to complete all work for u .

if u have known dealer, he can do it free for u without any fee of it which is favor to you on trusting him for plot or consider it a minor thing or to increase client's trust

however

as dealer no matter he giving u plot from a direct seller party or a investor friend he is getting 1% commission for taking buyer and seller to one common price and set up deal

some dealers ask bit more like travelling and dinner announce to complete paperwork as those are justified ,which is ok to give like 2k or 5k extra than cvt , stamp, taxes, transfer

but only those fool you who will demand unrealistic prices of plots or tell you double transfer fee or stamp fees or taxes , beware of them . And also those who will demand more than 5k for paper work get ready for u .

Yes u can expect this cheap stuff in isloo zone 2 and 5 societies like soan , in lahore we only trust renowned societies and filter out troublesome .

I have seen and observed dealers in AWT F-2.Mostly are jahil and and they have no concern with your valuable time. They do stupidity on every steps ..

Is there any process or practice of society office in favor of Purchaser..?

Like if a dealer is creating a lot problem for you then you can inform to society office.
