Hi all… I bought a plot in cabinet division society of 1 kanal in e 16 2 in north road 1as a investment… Now i wanna sale it but the dealers saying ur plot don’t have worth more then 45 lac coz your plot is near high tension wires… So property grus… What should i do… I bought the plot of 50 lack…
Check individually with other owners nearby. It may be true or it may not be. Speaking in general,

Welcome to the Dirty Tactics employed by some dealers! I say some, not all. Sale it and I am sure, the next moment after selling you ask a dealer that you want the same plot, he will quote you 50+ whatever excluding the commission.
Some other related traps, 'not level', 'rates down', 'depreciation', 'slow market'. Show interests in buying one and they will show you a completely different picture.

Take the following steps for selling a plot.
Go to dealer or call him like a noob.
Ask him about the society and the selling rates in different blocks try to ask him about the rates in your neighborhood plots.
Don't let him know about your plot.
Repeat this with 2-3 dealers.
You'll have the value of your plot under fifteen minutes.
Yes, Naeem sb has good suggestions. I would like to add to that
1. Search on Zameen, latest posting and you may find some plot of same series. It will give you an estimate of the price.
2. Call a few dealers listed in those ads and tell them that you want to buy one. As Naeem sb suggested, do it with 4 - 5 dealers to ask that you want to purchase. The average price that they quote to the buyer will be somewhat a realistic price.
3. Visit society, if there are some dealers offices, also ask them that you want to purchase.
These 3 can be helpful to have a better judgement of the price.
I called one of the dealer to check the market price for my plot in ISB. He quoted that 2 - 3 lacs less than the market price. Reason was the my plot is in land depression. I told him, what the hell is he talking about, what depression?,he had his excuses. Next day my friend called him to purchase one and he quoted about 50K above the market rate.
Rates are rising in Cdechs. Good plots around 60+

Put an online ad for your plot and try to sale directly. Do keep in mind that you'll get fake buyer calls from these dealers after they notice your ad. Have patience and don't get in hurry. Market is slow and it will be dead soon due to Ramzaan/Eid. Buyers are hard to find.
Cabinet society is well poised nowadays; roads have been recarpeted, u/g electricity in full swing, almost completed. Sewerage system re-cleaned, street lights being installed and above all house construction picking day by day; about 150 houses constructed or under construction.
Property gurus… What will be the impact when airport inaugurated on the cabinet division society …do u think its. Prices gonna rise .coz b 17 prices r already rising n it’s really far away from airport… I wanna know if the prices of cabinet division society will also gonna rise?.
Sure! Its very close to new airport. All the area shall gain value but it also depends on how the approach roads are developped!
