Hi/Salaam all,
I'm 2-3 days away from buying a 4 Marla house (in block A or C) in Military Accounts Cooperative Housing Society (located at College road Lahore). Seller is demanding 55 lac, but I didn't bargain yet. Before I proceed further, I will appreciate if an experienced person will tell me what documents to check, how to check if house & plot it's built on doesn't have any issue, and other precautionary measures i need to take. I'm buying first time.
A dealer is involved & I think I need to go to society's office, ask for that house record, verify it with the CNIC of that person, and pay that person through pay order and get receiving. Do I need to go to LDA for any sorts of further verification? Will society provide me NOC (No Objection Certificate)?
Thank you for your help regarding buying process and property evaluation.
Best regards.
You have noted the right points. Yes also go to LDA office and check status of society plus check if house design needs LDA rules compliance.
Thank you Pk1 for your quick reply. More suggestions from other experienced persons will also be appreciated.
Right, and confirm if the area was not under litigation because in LDA Schemes, the problem of litigation prevails.
So, be careful.
And i personally think that 5.5 million for a 4-marla house is not justifiable unless the house is equipped with latest fixtures. So, try to negotiate as much as you can...
Thank you Zain for your suggestion. A quick search brought up this video which says it has issues; gotta confirm from LDA.

House is new with tiles & woodwork in kitchen, cabinets, etc, but I also think that 5.5 million is somewhat inflated, but houses prices are insane in all almost every reasonable society. Do you suggest any other society? I've budget of 52 Lacs.
It's neither in LDA's approved societies list nor in the list of illegal societies. I also called LDA call center & they confirmed it too, but asked me to visit LDA Johar town for further verification to know if its approval is in process, etc.
Will visit LDA for further details.
