I have heard IBCHS failed in Pakistan Town. Can someone please highlight on what they did wrong in Pakistan Town?
Gulberg is their new project, so one can easily figure it out why they needed Star Marketing ?
True… Any failing project goes to star marketing… I think star marketing is just here to make money and dont mind if there credibility goes down the drain :
You guys recon investment in Gulberg is too risky?
I think it failed in Pakistan Town due to low standard of development and poor planning. Gulberg seems to be in a different league than Pakistan Town.

I don’t think it is risky as development was going on at full speed several months ago. I don’t know about the situation now.
Development is gulberg is really slow hence why we say its long term investment. However, in terms of standards it is living up to its hype but whether it gets fully complete is another question! It maybe good for personal living as its way over priced and local amenities nearby would be ideal for living as its off the expressway. Pakistan town was a different project altogether as it was mainly low budget hence why development was poor and about 20-25% people didn’t even get their facilities intact such as water and electricity even though they were promised this. Local residents there lost a lot of faith and trust in IBECHS as they failed to live up to their expectation and even though people complained they did absolute nothing about it and instead abandoned the project and later decided to organise Gulberg hence why they have a bad repute due to this reason. People that have invested in Gulberg now are mainly foreign investors as people in Islamabad know the credibility of IBECHS! There are other schemes that are better and more safer and more value for money than Gulberg. But if you have trust in IBECHS and have real belief that they can deliver then go for it but do so with caution! Rest Allah knows better!
Over priced project, development work is very slow and its a cooperative housing scheme then how they are spending there funds on star marketing.
Star Marketing is famous for marketing all the failed projects, it is history.
Is it true that residential plots are located 10 KM (almost) from ISB main road (i dont we call it express or GT Road) ?
Residentia is I think 7kms from Islamabad expressway
Pakistan town is solely for low income people just like you are comparing I 10 and e 7 gulberg is not for low income so initially when it was started was for ib people but later on they acquire the land without investing just by agreement with landlord so they launch huge project so no comparison bw pak town and gulberg. Now come to risk accesment I am soory lot of you guys put negative thing for society who had done a lot of development and have all NOC from cda and have gas electricity and you want people to buy in scheme like F 17. F 17 don't have land don't have NOC it meas no land to give to people if something happens price 7 Marla 20 lakh very cheap as per u guys but gulberg with all facilities and NOC is expensive. So if you have NOC it means 30 percent of land is in possession of cda if something happens they sell the land and give money back to them so it's safe. And in terms of return small plot in gulberg was 7 lakh2012 now it's more than double same is for farm houses. Wtever they have develop standr of development is very superior and don't forget it's huge and they already develop more than 6000 kanal means more than average societies in one 2.
