What are the good options to live in zone-5.
I am considering to buy plot for home construction. My budget to purchase plot is pkr 13-15 millions. I am planning to construct home next year. Options to consider are gulberg residencia, naval anchorage, bahria town, dha5.

Having house on Islamabad highway is one of the best options now. IH being signal free drama took almost 15 years but now all the way up to Rawat T junction work is ongoing and surprisingly work is very fast with several earth moving machines could be seen onsite.
Bahria 1-6 is nice but going to IH through PWD is a pian but good news is PWD also announced flyover on IH but still bahria 1-6 water shortage is a visible problem in peak summer.
Naval is good but cannot be placed on par with DHA and Bahria.
DHA-5 is excellent but not populated much, will appreciate, has Islamabad tag, scenic and coming up very fast.
If your preference is not living closest to Islamabad then DHA-3 is also very good option but the developed part only.
Bahria enclave nice township but 22 km approach is pathetic especially driving through night late hours!
Gulberg is closest to the capital 11 km but development is not all that great.
Explore a 10 marla in DHA-2 and settle there, your family will love the place and its attractions.
It all depends upon you prefer living near RRR or on Islamabad signal free highway ( after signal free just 20 minutes to capital).
DHA-5, one Kanal in front blocks A B C D costs 1 crore and 30 lacs as minimum.

Since I can wait for 12-18 months to construct home, I am leaning towards DHA-5 1 Kanal as most of valuable members here suggesting that DHA-5 will appreciate after completion of Islamabad expressway and organic construction of homes. In next 12-18 months picture will be more clear once Islamabad Highway will be fully completed. Thanks again for detailed answer.

AqAbdul Qayuum sahab is right .This all area after IH expansion will be a great place to live. The new developed blocks of Phase 5 starting from. Sector F onwards are good for living and on the other hand Phase 3 Ex-serene city sector A is very good which os just 3 km from GT road and construction of houses started their already mostly plots sizes are 5.33 marlas .Zameen Ace homes are constructing some 24 homes in this sector A and other also.
In Phase 5 house construction speed is very slow. It started some +8 years ago but not populated enough to be called "liveable" for the average family. So you should check situation on ground, talk to few residents, consult with couple of dealers, then make up your mind.
IH expansion is not going to bring Ph 5 any closer to Islamabad, nor it is going to eliminate extremely messy heavy traffic.
It is GT road diverted here.
Thank you Isloo1 bhai for your analysis and response. I really appreciate. I would like expert like Abdul Qayyum bhai to weigh-in. It looks DHA-5 can be potentially good for investment but for living it will take atleast 3-5 years.
Abdul Qayum sb, sir what will be the benefit of signal free IH when there is a massive traffic all day except late night or very early morning which is a big big pain while traveling on highway. It cannot handle traffic of so many societies around already developed or still under development on IH which may further worsen the situation rather add insult to the injury

The following Societies are good options for investment in zone five Islamabad, DHA,Media Town,PWD,Korang Town the later one is best for community living like a small town but with all facilities and utilities,but plan first before and consider areas of concern like workplace,school etc ,all above Societies residents enjoy community living which I miss in bahria town or DHA which I term as fast or busy. Every kind of shopping and businesses is available in pwd and pakistan town commercials. Nevertheless if you're keen to invest in DHA then 1 or DHA 2 is good but life is little bit expensive and places will be far away from home

Yes it is true that on ground residency is still less in DHA-5 but we need to find reasons why plot prices are sky high and still going upward?....bher chall...I do not think so!
So far main reason of less residency has been IH being pathetic and a constant pain but now 3 lanes each side totally signal free all the way up to Rawat T chowk plus RRR factor changed the while scenario.
Yes some GT road traffic will get diverted to new IH initially but soon RRR will take care of it.
When DHA-2 was launched, same reasoning was emphasized...far away from capital...IH bad condition...see now where DHA-2 stands and will stand post IH gets signal free?
IH societies will remain prime in future and good old DHA just on IH will be no less than others...Gulberg, Fizaia, Emaar, Naval and all on IH..
DHA-5 has some low points, too, such as low areas during high rains, the plots near river bank...!
Now in balloting where your plot will be located, no one knows!
If DHA-5 gives sure location of plot on full payment and give allotment letter then one of the best buyout In Shaa Allah.
During recent high rains, there was water in some built houses!
Best bet is visit the place and decide.
My vote is to DHA-5, both for living and making profit but avoid lower terrain.
