Defence Residency apartment Dha phase 2. 804 Sq ft @ 35 Lakhs.
This was the price when i went to pakistan last year.
I heard that quality of construction is not good ???
The best option currently is DHA 2. It depend on ur pocket, how much u can afford.
35 lacks to 80 lacks- Defense residency
80 lacks to 150 lacks - Lignum apartments
150 lacks to 220 lacks - Askari apartments
I have personally visited these apartments and am satisfied with the structure.
My recommendation, use this forum for info. Now visit these places and check by ur self and take a decision on ur gut feeling.
Aftab Sb, I saw on the google map that defense residence and Lignum are very closeby. I have also read some comments on this forum and also on google maps.
I will appreciate your answers to my few questions for comparison of residency and Lignum for further guidance (basically I am looking for 3 bed apartment options):
1-Is availability of gas still an issue in residency, what is the situation in lignum?
2-What are the maintenance charges and electricity tariff, I read the electricity tariff is very high?
3- What is the standard difference between Lignum (that is relatively expensive, may be due to more area) and residency in terms of common community facilities (parks, mosques, parking, maintenance etc)?
4- is there construction quality material difference between Lignum and residency?
5- Are these apartments on lease (this happens in some RWP areas, not sure this applies here)?

Ms Sajeda, Although i am an expat but i visited these apartments atleast 5-6 times before i decided to buy there. I will also suggest, visit this place.
From your questions, it seems that you have done your home work and so now you have to visit and execute your plans. From this forum, u can only get 60% of guidance, and 40% you have to move for it.
I read somewhere on this forum that Defence Residency block 9 and later apartments are better quality then earlier blocks. Good luck with your search.
Do not trust Al ghurair giga. Only buy their flats with possession. Never buy anything under construction by this group as they are famous of not fulfilling their promises like defence paradise, defence towers etc…
In Defence residency apartments low quality material is used like bathroom tiles, flooring and kitchen are old school.
Also entrance is pretty narrow.
Apartments are personal choice of anyone but i would always prefer to have 5 to 10 marla house then apartment but again its a personal choice
Yes, house can be better. Especially, in ISB/RWP and LHR due to social perspective people are more into owning homes but in KHI apartments are much more desirable.
Apartment projects are mostly at the commercial/prime area that enjoys the best facilities of that particular society/project. For example, in prime place where house may cost 20 million an apartment worth 5 million will enjoy the same locality and facilities. Yes there are some negatives too, already highlighted in details in earlier posts.
Only good apartments in DHA 2 are Askari. Well built, clean and maintained.
Rest is all kachra. Too much crime already. Construction and maintenance standards are also very low. If you visit they all look like low-income projects that you usually see in EU or US.
Also, Islamabad/Rawalpindi is a earthquake danger zone and major earthquake like we had in 2005 will bring many of these buildings down to the ground. So keep that in mind. I personally will never recommend any apartment.
JDM sb is right, most of the dha 2 apartments are built with low quality material. You can go and see the woodwork, tiles , kitchen , flooring. All B grade. Also they have a very small entrance...
Better to go for a house or plot...
