So i have been looking for plots since past 6 months in lahore, plots were sort of affordable couple of months ago but than things changed all of sudden. Most of the plots prices raised minimum 4 to 5 lakh and maximum 10 or more in branded societies. Recently bahria town plots prices are decreasing, even bahria orchard prices are decreasing, i am intending to buy a plot but i am still waiting, should i wait more? My friends who are property dealers said to me earlier prices are artificial and will definitively decrease in NfC phase 2 and many other societies where there is no possession, no development… They say it will further decrease next year and they recommend me to wait, dear fellows kindly share your opinion. Well, due to devaluation of Rupee against dollar, keeping cash in your bank account is not a good idea, invest anywhere you feel safe and development on ground, check market before that, but invest now.
Agree with Nasir. Also now is ideal to invest considering the property boom is on a high. You need to seriously research the societies and cash in / buy now and perhaps sell in 2-3 years if you are in good profit as the bubble can potentially bust. Its best to buy possession plots as these more safe investments and you have something on ground. Worst case scenario, you always build on it and rent dependant upon the current market trend.
Ajmal sahib I think this is right time to buy, just be bold and take this step I am sure you will be the beneficiary in times to come, and remember invest at a place which is being developed by a reputable company
Buying property after prices have jumped up is risky, however if you do your research you maybe still be able to find some decent plots. Currently there is nothing happening in the country that suggests that prices should increase further other than devaluation of the rupee next year which may or may not take place. Despite having a new government that economic situation of the country has not changed, and if anything due to devaluation of the rupee and due to increase in electricity prices and inflation, the average person has less disposable income than before. However this does not mean that prices will necessarily fall either. You just have to be selective in your purchase.
That means there will be less buyers for your property. Prices are stable in market from last two months in Lahore, that means there is no one to buy property from you at the price you are looking for. A stable price is actually a loss due to currency devaluation and inflation
I will suggest to wait untilll the market correct never invest in this kind of market chances are 50 50 you can earn or loss so its better to wait and your dealer are telling you truth.
Buy at right place ASAP
Buy in Top City. Keeping for one year will give you reasonable profit I am sure.
At higher risks either you earn a lot or your investment smokes away :=). Overseas Pakistani shud not take risk right now as they have money in foreign currency.
Its better to invest now…every time is the right time…its only the right place , which actually matters…Agree with Saadi and Manan sab…DHA and Top City are better investment options.
@ Apple, I disagree and don't understand your point exactly? Its better to invest now if your a foreign investor due to exchange rate.
Where ever your investing, now is right time to invest. Especially now, due to exchange rate you are getting more rupees than ever before. You can take a gamble and wait until next 2 months and the exchange rate maybe even more, but then again it may even improve so you wont get the rate that you would be getting now. If your a foreign investor its prime time to invest!

If u bought a plot last year and rate was 20 laak and now u r getting 40 laak ...do u think u r getting HUGE Profit ? NO ..because u should also calculate inflation rate (Mengai). Might be 40 laak was great amount last year but this year its value is decreased.
But one positive thing about property in Pak is it mostly goes upward.
Pakistani investors should put their money in investment otherwise their money is getting worthless.

For sure it is huge profit regardless of inflation, dollar rate increase, petrol prices etc.

Pls do not invest any where based on rumours. Spare some time and do thorough research and then take your decision. Its good time to buy plots in well reputed societies.
