Very Difficult Question

Which will give best capital value appreciation in 5-10 years:-

  1. G-13

  2. D-12

  3. Dha-2 (K,L&M)

  4. Bahria Enclave

  5. B-17

  6. G-15/F-15

???

Easy answer… All of above!

All are worthwhile investments considering 5-10 years. However DHA 2(K,L,M),D-12 and Enclave-1 will all be at the top of the list…

All of the above. So this difficult question has answer in itself though I think most of the above options will reach its peak in 5 years or less. Atleast D-12, G-15, G-13 will reach peak in 5 years.

DHA-2, Enclave and B-17 might reach peak beyond five years.

If Signal free expressway materializes then DHA-2 will gain maximum, otherwise G-13.

D-12 is already too expensive and not much gain left.

Bahria Enclave is all investors game.... So no one can predict for long term (specially what Bahria has done recently)

B-17 no chance ...

G-15/F-15, cant say much.

G-13 is also on its peak … Its price is already close to G-11 E-11 etc… How can G-13 can come comparable in price to these sectors with worst development

Easy. G-13 and DHA 2 only in 5-10 years if that is the time frame

Current average prices for comparison and decide yourself which one has more price elasticity, given all the 'factors', of course.

DHA-II - 1 kanal, 1.3 cror

Park Enclave -- 1 Kanal 2.2 cror

Isloo bhai i think the prices you quoted for G-13 and G-15 are the on the lowest end as no average plot of 14 marla is below 2.0 crore in G-13 and in G-15 only depression plots or at inferior locations are at 0.9 crore + -

Sir when looking at price difference between areas I think it is not realistic to expect private society prices to catch up CDA Zone-I. I know all the issues with development and maintenance by CDA but somehow CDA prices always remain higher. I am not saying whether its justified or not but saying that is the mindset of investors.

Future investment is better in Islamabad is in G-11 and D-12 sectors. Because G-11 is the centre of Islamabad and D-12 is on Margalla Hill very beautiful scenic view and lush green.
