With that kinda money…id rather go for oneconstitutionavenue apartments…
Vertex has already built and sold 7-8 houses next to Bahria Enclave Apartments (Sector A) and then bought 2-3 streets full of 1 kanal plots in C block where they hope to sell on installments close to 4 cror each. Vertex wanted to capitalize on price growth of last year which has stalled, or to some extent reversed, making their plans delayed for the right moment to create a rally.
Vertex is a small fish of big pond of Bahria, but an important one, therefore Malik Riaz is likely to give them some price support. For example, Bahria will delay possession of sector C until vertex completes its sale. In return, vertex villas, which happen to be right at entrance of Enclave, will populate Enclave faster than those constructed by owners.
But the price difference of owner-built house (~2.5 cror including land) and vertex villas (~3.75 cror) will remain unjustified, no matter what. So, my hunch is that vertex villas will not sell like hot cake.
Very expensive .One can buy plot of 1 cror and then spend another 1.5 cror to build a classic house instead of Awami Villa look of Vertex .
Apple, a reasonable 1 kanal in sector C should not be less than 1.30 cror even on these low times. An average goes to 1.5 cror and better ones are not even in the market.
But I take your point that a 2.5 cror house including plot price is far better than low quality construction of Vertex villas with a price tag of 3.75.
But dear, in this country if a piece of crap called Mehran can sell for over 7 lac and that too like a hot cake then anything can sell.
