Upper bani gala(above ik house) or cbr town phase2

Asalam o aleikm. Professional n expert advice needed please.
I have budget of max 6 million for plot purchase.rest of funds i want to keeo for construction. After scrutinizing Rwp-Isb I have finalized only two. Istikhara was done for both location.im still not sure of istikhara results as i forget dreams.plz guide me after analysis of both properties which one shud I opt for

  1. CBR town phase 2
    We r getting possession plot 1 knal 5090 in 6.3 million here. 10 mrla 3570 in 5.2 or 5.5 million max. Location isnt ideal,lanes r 50 feet wide but not cemented only boulevard is concrete nad of 100 feet wide.over all society will look good if get developed. I can construct it and reside here as only 20 25 houses r constructed in town so far and its end of i14 i 15, taj residencia so it cant attract rental income. I have to shift here once its constructed but v both r working parents n i have to leave house unattended all day.no domestic help, no security, no shop, medical facility in society, no gas. School is about 40 mins drive n hospital is 15 mins drive.no public transport at the moment. No bykea no mart. Wht will b this sectors price appreciation after 5 yrs?
  2. Upper banigala
    1.5 km above ik residence.main road possession plot. Rate is 5.5- 7.5 lakh per mrla.however discounted Price of less than 5 lakh per mrla is offered after huge requests n references.i have visited the vicinity so im sure its a big favor from owner. Main Road is not wide more than 36 feet. No gas but electricity,sewerage n rest of facilities available on government approved rates. No extra payments required.health n grocerry stores available on 5 mins drive n new plazas r constructed on walking distance which will offer day today facilities. All surroundings r populated by elite and decent community. Lanes r not concrete hut cemented. View is extreme scenic due to Margalla n botenical gardens n rawal dam ariel view. However it will not b occupied by cda n the access will remain same 36 feet. I cant shift here as kids school r in pindi but near by houses r offering good rental values as 40thousand-80,000 of this size plot. What will b this area s price appreciation in future comparative to cbr town phase 2?

CBR 2 for living right now is big NO. not so sure about the bani gala area and its legal status. Why don’t you explore some other areas too. What is your budget and and preferred house size.

@nice.isb Why are you not recommending CBR 2 for living right now? Is there gas/electricity problem or something else?

It depends where is your and your husband’s offices are and what are ages and classes of your kids. You can relocate kids’ school if they are in elementary level, but you can not relocate your offices. Also fuel prices are going high so you don’t want to commute long distances every day.

Location comes first and then other features.

Well first thing is that its not necessary that you will have a dream after istikhara because in istikhara we are asking Allah to make the right choice for us and bring whats good for us and let us be happy about it so after istikahar if something is good for you that will happen automatically and the bad things will go away.
That being said in this budget i think Fazaia Housing Scheme will have something good to offer you and as @nice.isb i guess have a plot there so he can guide you better.

as posted by the poster right now no facility is available in CBR 2, no transport, no gas, no market, no population near by. Even i-16 that has no big commercial or facility is around 2 km away. so it will take around 5-6 years atleast to become leviable. @waqas_malik8 i don’t have a plot in fazaia but its in my list of recommended areas. But to recommend we need further details as asked by isloo1.
