With recent bullsrun in property a lot of projects have seen its peak value. I am interested to know avout projects , which are still undervalued and can be considered for investment. I suspect that over prices poplusr projects can go through major corrections.
If we knew, we all would be investing there. Fact is right now there isn’t any society which is undervalued, all are inflated. The only way you are getting an ‘undervalued’ property is by investing in a non-possession plot in any society. Those plots are generally 25% cheaper than market price and see a massive jump when possession happens.
@Zarkon, peak is just an illusive perception. When 14 marla in i-8 did hit 2.5 core, I thought that was the peak. But look where prices are today.
But that's just a philosophical point. The practical one is that look for good quality projects other than CDA and DHAs and you'll surely find some options on discount.
I consider Bahria Towns, BE, B-17, G-16 and similar as undervalued.
BT is being systematically pushed down. If it manages to survive, it'll be next gold rush.
Well i feel CBR 2 specially Residencia is undervalued?
For example a 5 marla plot in cbr Residencia is merely 8 lac and development is going on.
A little jump to 12 lac can bring 50percent increase.
Just add 2 more factors. Location/access and the developer group.
If location is good, access is easy and the developer has good reputation and past track recorded, then go for it.
To me, not a single society is undervalued as the guys sitting in those offices scratch their heads in and out to extract every single penny.
Yes, what matters is Supply Demand that's a natural thing and most of the times out of dealers/developers hand (unless an artificial hike created) that fades out quick.
Undervaluation is mostly in Open Land. Thats why when infrastructure around it sky rockets!
As for CBR Residencia its a supply-demand disruption based on number of (With Land) allocation files and relative buyers in the market. When possession granted, well may be 2+ yrs, the price will jump from 8+/- to 17 - 20 range the average price in that area.
All in all, I do feel societies in that Girja/Thalian area are economical with good future potetial, rather than undervalued.
