Unable To Buy Anything In Karachi, Because Of ??

What is wrong with karachi property market? Looks like there is big mafia who do not let a common man to buy any house in karachi. Its not about just one area, its about whole karachi, specially johor, gulshan, fb area.

We always give the offer which was demanded by agent or owner, but the house is sold to investor at a lower price. Within 2-3 months, this investor put the house on sale again with 10%-20%. This has happened 10-15 times.

Can someone suggest how to handle this situation? Need advice

Most of the time people just want to check market value of their property and when they can easily get the demanded amount they refuse to sell on initial demand and increases by 10 to 20 percent unless they are desperate to sell it out.

One of my relative looking to buy a house and he experience same issue. Prices in Gulshan & Johar has been increase 20+ percent in last 12 month, house my relative wanted to buy initially for 70lac (120sq in Johar) and owner was asking 75lac, now its price gone 100+lacs and my relative was cursing himself of not buying due to 5lacs difference.

Same is the case with me.

So any suggestion?

You should not negotiate price with the dealer. You should demand to deal directly with the owner. This is your right, and any dealer who refuses your access to owner is a dicey person and you should stay away from him. Do not convey your offer through the dealer.

You should close a deal in minimum possible time. Delaying can go in the favour of seller or dealer.

Before contacting the dealers, first try to approach the sellers directly (start with Triver). This sends immediate message to the market that a serious buyer is out there who can potentially bypass a dealer. After seeing you competing with them, they will stop playing games with you.

Do not talk to many dealers, it creates artificial hype in the market. Dealers capitalize on situation when there are many queries (may be from fewer buyers).
