6 Months can be ok for a finished house.

Dear Sir,

The house construction takes time minimum of 6 months if your plot would be small about 5 marlas, but in case if your house would be 1 Kanal in size then it will take about 1 year for completion.

Time Duration of Construction
This depends upon multiple factors, viz
Nature of Soil, Weather, Financing & Decisions by the Client, Availability of Workforce by the Contractor etc etc
Generally Speaking, a House takes 30 to 40 work weeks, however, the project time can be crashed through Project Management Techniques to approx 20 x work weeks, however, it may add about 2% to the Cost.

None of the project management tool could complete a house less than a year in the twin cities weather & working environment…
We are in construction business in DHA & Bahria town & have building experience on ground.
1: Soil testing, Rafting, digging, paper work with RDA, Bahria, CDA…needs time…give it at least one month
2: If piles are in design, then that needs time.
3: Then SOLID two months wait for June/July rains.
4: Then come two Eids & ALL labour even dedicated ones proceed to their Homes & return back after at least 20 days.
5: Two concrete roofs take 28+28 days ( two months) for curing & proper tensile strength.
6: Painting needs all house to be full dried & that needs months as a prerequisite for perfect painting. Contractors are always under " key giving " pressure & just paint & you will face the music after a couple of months once you get in the house or want to sell it. …Do not get carried away with this & that quality of painting on WET walls told by the contractor.
7: I know people just put " gera" & start house…big mistake… keep all precaution if soil is soft…
8: You might need " compactor" as well if soil testing proves negative.
9: False ceiling also takes almost a month.
10: Marble, if select ed, needs cutting, polishing which gulp time.
**some owner select Diyar or Kail wood. …here is big catch… that wood needs curing at max 40% humidity. .that may take one month and at times may be multiple months. Contractors just use and install doors but only after one hot summer, the whole finger would go inside the door joints & then a big carpentry double work…
11: Only structure could be made in 6 months but no way full completion possible in 6 months…a year minimum , if quality of construction is not compromised.

AQ Sb’s points have good weight in them, AQ Sb you seem like a genuine person and I wish I had someone like you to build my house, had a very bad experience in it.

Ahmed, please be careful. The 2 months wala is total nonsense, 6 months will be very speedy (for 10 marla) but doable, impossible for 1 kanal. Be very careful while selecting architect/builder/thekadar etc.

Thanks for the good words.
You can visit our done projects & decide for yourself which quality of construction you opt for…A+, A ، between A & B…
There are 20s of activities, the owner has to decide …then it will be bonded on the stamp paper & if delayed per commitment, constructor has to pay the agreed amount as late delivery of the residential or commercial…
We guarantee one year after handover of the house.
Sir, Rozee Rizq Allah Pak Ke Haath Main hay…

This was a good question and thanks for all the replies that contain useful information for first time home builders in Pakistan.
