What is the difference b/w Top City-1 and Top City?

Mr khan i bought one plot 35/65 in block F near to main road in 1475000 and 5 lakh development charges and like to invest more 2 million please give comments,
second investment in 3 million B17 and 2 million DHA valley i need seniors advise.
DHA valley is a better option, Nadeeem Ahmed, B-17 prices are already very high and are stagnant.
Plus, Top city 1 is Top City, nothing to confuse with :)

@ nasir is this true that some blocks of dha valley has some land issues and at the location of these blocks dam will be constructed these blocks of dha valley will be re adjusted in dha phase 3
I couldn’t seen Top City development like roads on Google Earth maps.Is there any development in progress?
Arshad development work is in full swing in Top City, just visit the site to clear your doubts.
Top City roads or development activity cannot be seen on google as development started very late. It started on Feb 2013 but they have managed to complete quite a lot of work. I just hope it stays this way and whether they can match the development standards as Mumtaz City.

If TOP CITY development is started then the prices are still cheap 10 marla on 1 million to 1.3 millions and can give potential high profits in future.
I am not sure that advertised prices are full price or no as on TOP CITY website there is no pricing details available.
Well prices vary. Prices start from about 13 lakh I think for 10 marla now and this is where development is not really started in latter blocks. Plus you need to add development fees ontop which is 2.5 lakhs if dues are paid upto date. If they are not paid upto date then paying fines etc…could be costly so you would need to research this yourself. Best to find a file which is all dues clear or dues clear upto date with instalments.

I mentioned above Top City advertised prices in Zameen.com recently and as I said not sure about how much is total price.
In order to avoid confusion, Zameen.com should enhance their advertising criteria to ask seller to provide installments detail,development charges and total price.

Top City development work can be assessed on Google, any one who is really interested, will visit the society and then will invest, and in this regard at least i am satisfied with TOP CITY, Invest there with confidence(after visiting on ground), u will be benefited IA. :)
As far as prices are concerned, for 10 marla average price is 15 lac (without development charges), development charges is not a big deal . For 10 marla u have to pay 5 lac in 8 quarterly installment and by now 4 instalments have to be paid , even if not paid not an issue at all, the buyer can pay the installments and can transfer the plot in his/her name. And yes no issue at all as far as fine is concerned, if u pay all the installments in lum sum , fine is exempted. So cheer up yar.
Again i say focus on plus points and plus will come to u. Focus on negative points and negative will come to u.

I am living outside Pakistan and mostly rely on online information including Zameen.com and CDA/Societies websites in order to reach preliminary decision before coming to Pakistan for transfer only.
As everybody living abroad can't spent months in Islamabad to see all Islamabad physically.
Although I am keeping eye on Islamabad plots sale/purchase from last 4 years through Zameen.com and this forum.
I only have one plot so far in CDA sector and willing to buy more plots inshallah for investment.
If you have more information regarding TOP CITY or you representing TOP CITY then please answer these questions:
Why TOP CITY don't disclose their plots payment details on website.
Why should people buy plots (upto 10 marla size) on 20 lacs rupees from a private developer whose location development including Kashmir highway and link to New airport is only on paper so far.
While there is reputable developer/societies plots 5-8 marla available upto 20 lac rupees in the following areas:
DHA Valley along populated area and on Islamabad expressway.
Bahria Town phase 8
Gulberg Islamabad by IBECHS in front of existing airport and along populated area
I-15 CDA sector
F-16 JKECHS
F-18 Faisal Town
S Arshad!! am not at all rep of Top City. Anyways , development schedule is available on top city website , please go through carefully. And as far as buying of plots is concerned , once the society has already balloted the plots, how the management could give u plots? now u only have to buy from dealers or owners. Moreover, i never like to indulge in arguments , which society is better, but try to give my earnest advise for the betterment of masses.Being an oversee pakistani, what procedure do u follow to buy a plot?? either u have to come ursel or u depute some 1. In BOTH CASES , my advice is visit the site urself, it will sove ur many problems.
I got information from my sources that PM Nawaz Sharif is visiting New Airport on Jan 12th. I invite all bros of Zameen forum to check from their sources too.
Top city is in its nascent stage of development. There are no roads as well as no substantial development activity taking place there. The prevailing Hype of top city is way more than its actual state. Mumtaz city is way better than top city. This is my inference after having visited top city recently. Top city will take 3 more years to reach an appropriate state. Only few machinery at some sites can be seen which is not enough to drive such a big project. My apologies from all but this is what I have actually seen on ground after having a visit of top city. For 20 lac in top city it is much better to buy for 25 lacs in mumtaz city which has all the well built infrastructure and possession in few of its blocks.

Dear Arshad, following is the complete detailed answer of your worries in easy steps.
Top City (Top City-1) and Mumtaz city (Top City-2) initiated their projects together being family relations.
Top City sold its 10 Marla plot in PKR 750,000/- being cost of land few years back that suffer losses due to owner’s death and Heir claims, let the prices declined to PKR 250,000/- to 300,000/-.
During the year 2013 Top City management launched a development strategy and asked every 10 Marla plot owner to pay PKR 500,000/- as development charges in 8 equal quarterly installments (62,500 x 8 = 500,000). So far 4 installments have been paid till 15th December 2013 and 5th one is expected on 15th March 2014.
Investors are selling their plots on Cost of land plus profit rather adding development charges that are actually matured or to be mature.
As per my information Top city is doing the development by its own.
Now there is a question of Overseas Pakistani, secure investment and google maps. Dear Arshad am too an overseas Pakistani worried same for my two plots invested two years back, paying development charges on time to the society. Whenever I got chance, visit the location for latest updates and also possess the latest upgraded tools of Google earth. So far they just initiated 20% development work in Block A without proper paved roads, reasoning we can’t judge from google earth. They are only focusing on block B. I visited the location on 13th Dec morning. CDA is also playing tuk tuk on Kashmir highway. No doubt it’s a good investment but shall take at least 2 years to realize.
